I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

Well DH and I have spent all day packing. We’ve tackled most of upstairs. The teens had already packed most of their rooms, we’ve emptied the bathroom and given it a good deep clean, dismantled our bed which is going to the tip as we have a new one for new house, packed up our bedroom, airing cupboard etc.

we didn’t exchange today and I did have a moment earlier when I got a call from the EA we are buying through saying she’d had a panicked call from the vendor saying he’d heard from
his solicitor that either us or our buyers wouldn’t be ready for weds.

we hadn’t heard anything so in a complete panic called the solicitor- couldn’t get through but she did email back to say they’d spoken to the buyers solicitors firm who said they thought funds had been confirmed but needed a senior to confirm.

they were aiming for exchange today or tomorrow so we gave our consent to exchange.

they must not have been able to get everyone to confirm in time as my solicitor updated to say it hadn’t happened today as hadn’t heard back but they would be chasing to push for the morning.

apparently our vendor has already moved out (they are moving in with family) so even more stressed than we are 🤣

spending the night at my parents house as they’re away so back tomorrow to finish
donwstairs packing and garage sorting

I’ve had a frustrating day as couldn’t get through to the solicitor and she didn’t email me, I’m sure if she had an update she would have as she must be sick of me chasing!

today was the deadline imposed by the top of the chain to have a clear plan or they are pulling out so I’m a bit of a nervous wreck. Fully expecting a call from the agent tomorrow saying it’s off.

just so tired of the whole process. Our baby hadn’t been well so been up most of the nights which isn’t helping as we’re all exhausted. I’m even thinking at least if they pull out we are out of this limbo!

Well my sons should have completed in Nov
solicitor fucked up by withdrawing the mortgage fund and couldn’t complete
so had to get another mortgage due to Barclays rules

now there is a issue with ground rent
it has to be removed from the deeds
and it’s taking for ever
basically since august solicitors have been doing this and now the sale is on hold

my son is already in the property as he’s a but to rent scheme so he’s got cheap rent 😂

But any flat / house that has a ground rent is in the same position
because it’s been abolished in June 2022 in order to sell it needs a new lease without the ground rent on and until that’s done it’s unsaleable

i know of several people selling. / buying who sales have fallen through because of this so far this year

So much to do today. We’ve got the garage and downstairs rooms left to sort plus painting over where we filled holes yesterday after removing tv wall brackets in 2 bedrooms

really hard to clean with boxes stacked everywhere so think I will try and do inside cupboards etc as they are emptied and then clean tomorrow when they take out boxes and furniture to load into the van

really hope we exchange today

We have removal guys arriving in the next hour, I keep finding stuff not packed and wondering how I missed it!
Really hope you exchange today @RM2013 . Still radio silence from the bottom of my chain so I don’t think it will happen any time soon!

Today for us has been a day of more cryptic emails - solicitors unable (unwilling?) to give timescales but it's starting to sound like they have extended the chain by another property and that's it case closed (no longer going into rented). Praying that there isn't another-other vendor at the top who needs to find somewhere.

Anyone know how quickly a cash purchase with no searches can be ready for exchange? That's what they're adding on... now not sure how far this puts us behind. Assuming our vendor underneath them doesn't break the chain going into rented themselves, that is...

We remain in limbo late not knowing to pack or not and fielding call to removals companies trying to make sure one of them can still do next week. Struggling to sleep and keep seeming like nothing up for the kids sake, until our buyer or seller officially pulls out there is still hope!!

@spidershavetoomanyknees we sold to chain free cash purchasers who didn't need to do searches and got from offer to completion in 30 days. Getting to exchange took about 3 weeks, which was mainly survey.

Thanks everyone for your well wishes and everyone that has listened to my moans along the way.

Spent at least 15hrs yesterday packing and sorting. Everything is boxed up and removals coming at 9am. I’ve deep cleaned the oven and fridge. Just need to finish cleaning when boxes and furniture moved.

fingers crossed for smooth completion, nervous about funds being sent in good time etc but I’m sure it will be fine

hope everyone else getting on ok will check back when we have completed

Good luck! I'm away for work, back at 10:30 tonight (trains permitting) and then up for the movers arriving at 8:30am tomorrow! I'm going to be exhausted but then it's almost the weekend.

We have completed on our sale so all
moved out and keys handed to our buyers. Waiting for solicitors to confirm transfer of funds. It’s been sent from bottom of chain just waiting for confirmation that it’s been sent to our sellers solicitor.

desperate to get the keys now as all
Our belongings are sat in 2 vans 🤣 just sat at my parents waiting for call

Thought I would join. Offer accepted in nov, exchange meant to be end of Jan but there is a problem with the title deeds so who knows when it's going to happen now. We have already started packing our small flat so it's a nightmare of boxes everywhere! We are first time buyers and chain free so thought it would be relatively easy, the house is currently empty so hoping we don't have a serious damp problem by the time we finally get in🤦‍♀️

Against the odds and a month after our buyers going awol we got a call today for authority to exchange and all wrapped up this afternoon! Complete next week, the relief is unreal actually feel quite emotional, 15 months after our first chain completing we are actually moving!!!!
