How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

I am so done with all of it 🥲🥲🥲

dubyalass · 13/12/2022 22:11

Aw @RM2013 that's so crap 😢

No progress here either, plus estate agent chasing me (very pleasantly it must be said).

I need to get on with requesting an extension. Going to do that now.

RM2013 and dubyalass I am so invested in your house moves. Which doesn't help you at all, but know that a complete internet stranger is willing you on and asking St Anne to pull her saintly finger out for you both.

RM2013 · 14/12/2022 08:01

Thank you so much @dubyalass and @FuzzyPuffling

Not expecting to hear much today or tomorrow due to postal strikes so last chance is Friday. We had a quote for removals last night and they are free 21st if we complete

FuzzyPuffling · 14/12/2022 08:26

🤞🤞🙏🙏

❤️❤️❤️

Thank you! I was so stressed last night that I had almost constant palpitations. Just completely exhausted by it all.

I know. I get it. That's exactly how I felt. ♥️♥️

Fritilleries · 14/12/2022 11:34

Contract signed electronically. Now we have to wait for the sellers to sign. After the contract has been sent, received and then posted back.....

RM2013 · 14/12/2022 14:38

@dubyalass me too I’m back to not sleeping and constant anxiety it’s awful. Never again

@Fritilleries great news hope it all goes smoothly

so we are definitely not moving on 21st as the form hasn’t arrived and the solicitor feels it’s too risky as no post today or tomorrow because of strikes.
if it arrives before they close on 23rd we may be able to get a completion date for Jan but if it doesn’t arrive then we won’t be any further forward until after 3rd Jan and solicitors open back up after Christmas

on one hand I’m relieved that we haven’t got a mad dash before Christmas but now I will be worrying constantly that it will fall through.

my hope is that we can at least exchange and agree a Jan completion date before Christmas so I will have at least that peace of mind that it’s unlikely to collapse

Will finally put the Christmas tree up this weekend and try to enjoy the break (but I know I will be stressing)

dubyalass · 14/12/2022 18:01

No discernible progress here although my mortgage extension is confirmed so that's a weight off my mind.

Had another shit night's sleep last night. Two more days of work to get through.

OP posts:
dubyalass · 14/12/2022 18:02

I don't think there's any chance of us completing before Christmas either @RM2013. It's frustrating but tbh I was expecting it.

OP posts:
RM2013 · 14/12/2022 19:17

@dubyalass goad you’ve managed to sort the mortgage extension out. Same really I did expect we wouldn’t complete before Christmas but then got a little bit excited when I thought we might. Oh well at least we can put the tree up now

dubyalass · 15/12/2022 18:42

Still no exchange, still waiting for the lender. My solicitor I still thinks we can complete next week but I’d be astonished if we did.

OP posts:
RM2013 · 15/12/2022 18:52

@dubyalass its possible. Our solicitor was saying originally we could exchange Friday if form arrived and complete next weds but then decided it was too risky as the solicitor dealing with my house sale was saying that they and our buyers solicitor needed a weeks notice to prepare the file (surely that all should be done now)

no news here today but I didn’t expect as all we are waiting for is the bloody transfer form to arrive

dubyalass · 15/12/2022 22:03

Yeah I don't know how much there is still to do for mine - they have to check me for bankruptcy after exchange (why after??) and I thought you had to allow seven days to draw down funds, but maybe they know it will be quicker than that. If the bank haven't replied by tomorrow I will be ringing them myself.

RM2013 · 16/12/2022 16:10

How is everyone?
no news here but I didn’t expect any. I assume the transfer form still hasn’t arrived so that is it again for another week. I hope we get some positive news next week even if it’s the form has arrived and we can complete in Jan. Might chase them early next week to see if it’s received.

not sure how long postal backlogs are taking

dubyalass · 16/12/2022 16:12

So my lender lost one of the two indemnity enquiries. I just rang to chase it up and everyone has gone home but the very helpful woman I spoke to us going to keep trying to find someone to process it.

I am livid but that isn't going to solve anything. Sigh. At least today is my last day at work so I will only have one source of stress next week 🙄

dubyalass · 16/12/2022 18:18

@RM2013 sorry we must have been typing at the same time! How disappointing to hear you're no further on either.

I've rung the agents so they can update the sellers. It's so tedious.

OP posts:
RM2013 · 16/12/2022 21:06

@dubyalass thats so frustrating that they’ve lost one of them. Honestly it seems such an antiquated system with bits of paper floating around. I hope you can get some confirmation on progress on Monday and enjoy your Christmas break!

I don’t break up until Thurs and back in work in between Christmas and new year however I am very grateful for time off because in my job we generally have to work all over Christmas/New year. Fortunately I changed my job role last year so get weekends and bank holidays off now!!

im going to chase the solicitor again on Monday as haven’t heard anything last 2 days and I want to know what they are planning to do if this form doesn’t arrive in the post. It’s been over 2 weeks since it was posted

dubyalass · 16/12/2022 21:12

This was electronic rather than bits of paper - so goodness knows what they did with it!

Started sorting and packing today. A charity shop run is in my near future and probably a trip to the tip as well.

OP posts:
RM2013 · 17/12/2022 18:56

@dubyalass ive been doing the same. Have a bag ready for charity shop and stuff that needs to go to the tip. Feeling disheartened today like it’s never going to happen

dubyalass · 19/12/2022 11:04

Been on to the lender again this morning so we should have a decision from the underwriters later today. My solicitors said they'd chased it but it seems to have taken me ringing up to get it escalated which is a bit annoying - wish I'd rung earlier! Oh well. I don't think we'll complete this week but I was given a small amount of hope by a friend who said they'd completed two days after exchange so maybe it's still possible. 😬

OP posts:
RM2013 · 19/12/2022 16:42

@dubyalass fingers crossed! Everything our end seems to have ground to a halt. I think the solicitors have already mentally broken up for Christmas as I’ve heard nothing since weds. Chased this morning by email but my solicitor is off today and back in tomorrow. Just want to know if post has arrived

dubyalass · 19/12/2022 16:47

I think mine have too! Total radio silence this afternoon. I gave my authority to exchange again this morning so we may have actually exchanged if all the stuff has come through from the lender, but I think it will probably be tomorrow now. Still, I did most of the Christmas food shop this morning and although busy it was all quite cheerful so that's one less thing to worry about!
