How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

Congratulations @pavillion1 ! And yes I know what you mean, @nellyelloe , I think I am the buyer in your situation and it's driving me crazy too. Thanks @RM2013 and fingers crossed for the 21st. My solicitors are open until 22nd but I go away on holiday that day so would rather we completed a few days beforehand!

I went to see the house this morning and they've cleared out all the furniture but left a few things like the router, a landline phone and some kindling for the woodburner which is kind. It will likely need a rewire in the not too distant future so although I'd like to change the carpets, I might hold off until that's done.

Honestly I feel in such a state this weekend. I've convinced myself it's all going to fall through, so close to the end. Our buyer's solicitor couldn't be more pedantic if she tried. She panics our buyers over things that our solicitor didn't even mention when we bought this house. It's going to be a long weekend

Hope everyone is doing ok. I’m frantically trying to find out if any removals are available on 21st if we move. The guy who originally quoted me isn’t available on that day so I’ve contacted a couple of other local firms.
failing that maybe 25 trips in my car 🤣
so hard to organise anything when you haven’t got a definite date. DH panicking about having no broadband. We also don’t have a sky dish at new house so have to look into the new sky plug in but we need broadband for it!!

on a positive note DH has been motivated today and sorted out all his wardrobes - throw lm away a load of stuff - bin/charity and have a pile to put in suitcases. He even found stuff he’d forgotten he had!

I’ve also given the oven and hob a deep clean so a quick wipe over is easy to keep on top off.

off out with the girls from work today for our Christmas meal so hopefully will take my mind off the will it/won’t it happen

If anyone is in the SW I can recommend a removal company. Ours were great - and recommended to me by a friend, so I'm passing on the goodwill!
They are Plymouth Removals. Big green vans!

I brought my house in the 90s so the market was much different back then, however, I own two rental properties and purchased my last one 12 years ago - it was a probate property- put the offer in June 2010, accepted straight away and exchanged and completed in mid September of that year. A couple of minor hold ups but nothing major. Every property is different and it all depends on the chain if there is one. Quickest I have known is 28 days, longest I have known is a year… but if you’re waiting that long, it must be the dream home or location!

desperately hoping that the transfer form finally arrives in the post tomorrow - we’ve signed the contracts and everything else so will drop these off with solicitors

we’ve got someone coming round on Weds to quote us for removals so hoping things go in our favour

We had our offer accepted in September then were meant to get keys on the 29tg Nov this fell through on the day but finally getting them today moving Thursday and not packed yet

It's moving day today. The removals came yesterday and one load is packed. They are coming back at 9 to finish off.

Good luck to you too @RM2013. Here's hoping this is the week when it all comes together. We're just waiting for signoff on a couple of indemnity policies and then we should be ready to go. I've transferred the rest of the deposit money to a single account so that should all be ready today.

our move has come to a complete stop . snow snow and more snow . most of our things are at the new house including bed frames but not the mattresses 😩

@pavillion1 oh no. Hope you managed to get properly moved in. We’ve had very little snow here but lots of other areas have been heavy snow.stay warm!

@instantpotnoodle how annoying and it’s that time of year where everything slows down as people wind down for Christmas. Hope you get sorted soon

im not expecting much to happen today as my solicitor is off work and back tomorrow. I have asked her assistant to let me know if the paperwork we need to get from the previous sellers arrives as it’s been apparently posted but stuck in the Royal Mail backlogs. We signed our contract and transfer form but just getting this witnessed today and hoping to drop it back to the solicitor today.

thank goodness our purchase solicitor is local as our solicitor dealing with sale isn’t local but they have all the paperwork they need

Annoyed. The transfer form from the previous seller still hasn’t reached our solicitor. It was apparently posted 30/11. Solicitor did ask if they would call into the office to sign another copy but said they couldn’t.
This is the only thing holding up our sale 🤬🤬🤬

Congratulations @ISeeTheLight, @hanna65, @pavillion1 & @annonymousse!! I hope you’re settling in nicely to your new homes.

We’ve had a very small amount of progress - we had a revised slightly lower offer accepted last week so we’re waiting for confirmation our bank will adjust and re-issue our offer with a bit more time. They have a backlog so we think we’ll get a decision tomorrow or Wednesday!

We’ve had confirmation the POA has been issued but the actual paperwork hasn’t arrived yet, I think it’s been held up by the postal strike but when I asked no one knew what has happened as per usual.

We’ve got some time off at Christmas which I’m going to use to clear out. If my some miracle we exchange before Christmas I might also order some materials for our renovation work!

I've transferred the rest of the deposit to a single savings account so it's all in one place, but one lot hasn't transferred yet so of course I'm having a mild freakout even though they said it would take two days and I only did it yesterday. They rang this morning to check it wasn't fraudulent activity so I asked to ring them back on the main number - yes fine, anyone in this department will be able to check everything for you. Finally got through to someone who didn't seem to have any idea what I was on about so although she eventually said it was sorted, I'm not convinced they'll actually release the funds to my other savings account. Such fun.

These postal strikes are a nightmare (though they have my sympathy) - I had to do a mailout on Thursday, missed the last post, I'll be lucky if they get there before this Thursday 🙄. I still haven't requested a mortgage extension - going to do that now while I remember.

Completed yesterday. The house is lovely but so cold. It's been empty for about a month and the weather here didn't get above -3.

Completion didn't happen until 4pm. Fortunately our vendor gave us access at 2.30pm as otherwise the removal men (who were great) would have been here til nearly 7.

Plan for today is blast the heating all day to try and get the house up to a reasonable temp and take the cost.

Good luck everyone else on your continuing trials. We have agreed we are NEVER doing this again!

Don’t think we will be completing on 21st. As of yesterday the transfer form still hadn’t arrived the solicitor says they can’t to anything and they’re not intentionally holding anything up.
DH taking our signed contracts in to them today so will ask if it’s arrived in todays post. Bearing in mind more strikes tomorrow then seems unlikely.
they’ve said it would need to arrive by Friday latest in order for them to realistically complete on 21st

We've had the mortgage offer through last week and yesterday for about 10 emails from the solicitor asking for various things, so things are finally happening.

We need to put it out the mortgage offer and get it witnessed then return. Do we scan this or post, does anyone know? I forgot to ask.

Also as we aren't in a chain, has anyone exchanged and completed on the same day?

@Dic we exchanged and completed on the same day on our purchase - we were buying, but didn't need to move the day we completed, middle of chain were buying and selling. Top of chain were already in rental.
I don't envy our vendors - they were still loading the removal van at 5pm, so I imagine it was a late finish for them!
