I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

finally exchanged today, wow! i can hardly believe it, it's been a long ride since June... it's wild how all of a sudden my anger towards everyone involved in this process has suddenly disappeared lol

Well our sell ( my sons ) is on hold
because the fucking idiot solicitor assumed the other side was ready ( they weren’t )
and he withdrew the mortgage funds despite knowing that the lender has a clause that once the funds have been issued you have 28 days to complete and exchange if you don’t that’s it you have to start again .

So as the sellers weren’t ready my son lost his mortgage at a really good rate and his new one will cost him a further 8k plus over 5 years on a fix at 2 percent higher ,
once this is sorted we will be putting in a complaint and if not happy go to the legal ombudsman

This should have never happened as it was empty chain free property being sold as shared ownership

Update from solicitor. They are still awaiting return of paperwork and 2 enquiries to be answered. Hopeful that they can get us moved before Christmas but I’m not convinced

My aunt can’t find the original copy of the will - unsurprising given that a) they didn’t think they’d need it again and b) grandma died more than 7 years ago. So now I need to check whether my solicitors would be happy with a letter from theirs confirming that the money came from the will, which was administered by my aunt on behalf of my uncle, and the money was paid to my parents’ joint account on X and Y days. If that doesn’t suffice then I will probably have some sort of breakdown.

im hoping that once it’s all done I will put in a complaint of negligence as it’s clear he shouldn’t have done this and we have suffered a financial loss . It’s pretty clear cut and the other side had said that they were not ready and the broker said that their is no way he should have requested the money without the other side putting it in writing that they were ready to complete .

However the HA & managing company have been fab and allowed my son to rent the property at a much reduced rate till the new sale goes through so he got the keys today and is moving in and will rent for a few months under the rent to buy scheme so at least he’s not homeless .

Well everything has been done, my solicitor said I'm ready for exchange and would confirm with buyers solicitor. Have just heard back, my buyer last week decided to go ahead with the deed of variation that was supposed to be done after completion. This looks like it will significantly hold things up, and as we have to move by the 9th December, I think it's all likely to fall through.

so, having had our offer accepted in March, we have finally exchanged and will complete on 08th December. We have sold our house STC 3 times, and then lost two buyers. Luckily our 3rd lot of buyers have been brilliant.

@RM2013 sort of - they've confirmed that all will be well if I can send an original or certified copy of both wills. Dad has a certified copy of mum's only, plus we have a certified copy of grandma's and mum's death certificates. I have also asked why they can't just download the wills themselves off the probate registry, as surely those are about as certified as they can be?

I also asked dad if he could get a copy of mum's birth certificate certified to prove the link between her and grandma send that too but apparently it's too much trouble to go to the big post office in town (15 mins' drive), he only wants to go to the local one, and he'll get the birth certificate done if needed. However he was happy to suggest driving everything down to me some 250 miles away 🙄. Of course there's a Royal Mail strike today and tomorrow, and Weds and Thurs next week. Honestly I could scream. I'm so tired, I'm not sleeping well at all but work is crazy as well.

@dubyalass gah! They don’t make these things easy do they? I know what you mean about the stress. I’ve had periods of not sleeping well and it seriously takes a toll on everything

I’d forgotten about the Mail strikes guess that will delay our signed Contract and transfer forms reaching our solicitor.

no news here today and I’m starting to wonder whether we should just say we won’t move before Christmas and aim for new year instead

Part of me is tempted to drive up to my dad's tomorrow to get the certified documents and my mum's birth certificate and stop all this "I'll do it if they ask". He's so bloody passive and it means nothing gets done unless it has to. I am the opposite - I would rather have too many documents that they don't need, as long as they have the ones they do need, and I don't then have to do further chasing when I'm already stressed and also trying to do a full time job. I don't need to manage him too but if I say this he'll just sulk.

@dubyalass i get it totally. I think I would be thinking same as you. Better to have more paperwork just in case. There is nothing worse than thinking you have everything you need or have given all the info to then be told they need more info or additional paperwork.

i am literally never moving again!!! Our solicitor seems to think before Christmas is possible but I’m starting to think it might be better after. Our mortgage offer doesn’t expire until 1st March. I just feel bad as our buyers desperately want to be in their first home for Christmas

We exchanged today! A day late as apparently the seller's solicitors didn't answer the phone yesterday.

Completion planned in 2 weeks, fingers crossed!

@RM2013 if this goes through I'm not moving again either. Mind you, I said that last time and ended up with noisy neighbours. In fac that reminds me, I'm going to drive up to the house tomorrow evening and attempt to gauge if the people either side possess a drum kit or a massive soundsystem, or are fond of parties...

Hoping the mail strikes don't cause too much of a delay @RM2013 I can't imagine how horrible that realisation felt.

Ds has started to struggle with the upendedness of our lives atm, he's turned into a three year old horror last night and it still hasn't ended. When I got him from nursery this afternoon, he'd been a delight all day, so it's just me and dad he's hating. He was so excited about living with his grandparents, but I guess the reality is about as fun when you're a toddler as it is when you're an adult.

Dh spoke to our solicitor today and they discussed potentially exchanging next week. She says she's contact the vendors solicitor and get back to him... did she fuck!!!!

I'm struggling with the upendedness of it all at the moment so I empathise with your DS!

I keep thinking about what I'll do when I'm finally in, and then come crashing back to reality with the realisation that it could all very much still go wrong. My resilience is at an all-time low.

Flowers to you all. We'll get through the misery somehow.
