I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

@RM2013 Thank you. If we don't exchange by this Friday then the chain will collapse so huge amounts of stress at the very last minute thanks to my buyer!

I spoke to my buyer a few weeks back and we came to an agreement that I'd contribute towards the cost of the variation if it was done after completion (they don't really need it added to the lease anyway). To find out now they have decided to go ahead anyway, the week before exchange 🤯🤯

My dad (who gifted me part of my deposit) is now having to contact my uncle to ask for my grandparents' will to prove that it was from an inheritance to satisfy money laundering regs requirements. My solicitors did not mention any of this when they asked about source of funds. We could have sorted getting the documents and certifying them weeks ago if only we'd been made aware. I don't know if I'm dealing with an inexperienced conveyancer or something, but JFC what next??

Last time I bought all we needed was a letter signed by both parents to say the money was a gift. Although that was six years ago so clearly the regulations have changed.

im thinking same as you as my issue with the garage should have been picked up weeks ago but oh no they wait until everyone is almost ready to exchange 🤷‍♀️

I need to check the letter they sent to see if it was mentioned there, but I think they just asked for bank statements. They're also only contacting him by post despite having his email address so it's adding days to the process. We have several postal strikes coming up so I'm going to ask them to email him as well as posting stuff out. But I will definitely say that this should have been mentioned in the first letter.

It's a certified copy of the will so needs to be hard copy I think. Unless they can get the solicitors to email it. I'll check.

We handed our keys over to the EA today. Oddly emotionless (not me at all, clearly I disconnected from the house months back) We are officially homeless, DH is calling our solicitor tomorrow to see how long until we finalise the purchase.

Does anyone know anything about indemnity policies? Are they usually purchased by the buyer or the seller?

@hanna65 I think they're for the seller to buy? We sold recently and we were asked if we would purchase one should the buyer's lender be unhappy about something or other.

Seller usually what are they asking for one for? We hadn’t got a fensa cert for doors and windows (fitted before we moved in) so had to get one for lack of cert. solicitor arranged rhus cost about £20

9 months from picking the plot to getting the keys. Nearly pulled out but it was worth it.

Ouch! I almost had to buy one to cover chancel repair liability but pulled out of that purchase due to a dreadful survey.

My tantrum appears to have had the desired effect. Vendors' solicitor contacted mine this morning to ask for outstanding enquiries (ie all of them). First lot were sent in early Oct and ignored until this morning 🤬

Maybe this purchase will go through after all. <hollow laugh>

Complete radio silence from our solicitor today. I sent them an email Friday morning asking for an update as to whether they’d managed to sort the outstanding paperwork they need to proceed. They didn’t reply Friday so assumed no news but did at least expect some update today.

to say I’m feeling stressed is a massive understatement. Barely slept last night and ended up having a meltdown at work over something I probably wouldn’t normally have done.

I might chase again tomorrow and also get DH to contact the vendors EA to try and chase too. He’s had the contact with them generally and I’ve been dealing with the solicitors
