How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

Fingers crossed it gets you the result you want @dubyalass!!!

Email sent to all concerned saying I'll pull out if not completed by Christmas. Such fun! Let's see what they say.

Ohhh well done 🤞🤞🤞

RM2013 · 18/11/2022 12:35

@dubyalass good call on the email and I hope it kicks then into touch. So frustrating when it’s others’ errors that h add e causes delays. Good luck and update us when you get a reply

hanna65 · 18/11/2022 15:38

All relevant paperwork such as contracts finally been sent and I posted yesterday, aiming to exchange end of next week and complete on the 9th. Had an email today to say that my buyers solicitor suddenly has some more outstanding enquiries so dates may not be met after all 😭

MabelWotsits · 18/11/2022 16:31

No news from the bank but today a valuation survey was done on my hopefully new house. I hope that's a good sign!

Congratulations on exchanging!

dubyalass · 18/11/2022 16:51

Immediately after I sent the email, the estate agent rang (sounding a little anxious) to say that the final title plan has been signed off in the past few days. I have no idea if my solicitors have received it because they rarely contact me, but still, that's progress and I am feeling a little calmer now.

I should also mention that it's been a shitty few weeks at work, I got my period at lunchtime and have a heavy cold, which are all likely impacting on my resilience at the moment, but god I'd had enough.

My solicitors have since emailed but I daren't open it in case they've sacked me 😬

Oh and the vendors want to complete on the 28th. So do I but unless their solicitor responds to mine in a timely manner, it ain't gonna happen!

@dubyalass at last sounds some positive movement. Fingers crossed they can sort all the outstanding paperwork now.

my stress levels have been off the scale today so I emailed solicitor this morning to see if any progress but not reply.

this is having a massive impact on my mental health and feel like I’m barely functioning at the moment (stressful job, other stuff going on too)
DH keeps trying to tell me it will all get sorted but all I keep doing is reading awful accounts of previous vendors refusing to sign transfer deeds resulting in weeks and months of delays and collapsing chains 🥲

pavillion1 · 18/11/2022 18:54

I was told at work today that they hope the old me will now be back as I've been a bit fraught to be around .. I didn't even know I'd been acting up 😳. The stress of it all is awful isn't it . @dubyalass it's time for the estate agents to start putting the pressure on the vendors side .
@RM2013 🤞🤞

handbagsandholidays · 18/11/2022 19:06

10th June we had an offer accepted and we hope to get our keys on 7th December. We have exchanged already x

nellyelloe · 18/11/2022 19:42

Ours is moving nice and quickly really - offer accepted in August. But the solicitors and their enquiries - omg the enquiries. They are enough to make me feel shaky as I feel quizzed and examined the whole time. Today we were asked for the building regs certificate for our shingle driveway and the small decking area in the garden 😬 We obvs don't have one, but they email them through like it's a criminal investigation sometimes. I just hate it all!!

SuperlativeOxymoron · 18/11/2022 20:27

I'm pleased the email worked @dubyalass hopefully things will be in some sort of order and you'll be moving along again soon!
To be fair @RM2013 I'm usually a very happy go lucky, roll with it sort of person, but this has spiralled me several times. I'm forgetting stuff. Things that wouldn't bother me are winding me up something chronic.
I've just sorted through all our personal docs as I'm packing the office and had a letter dated 3 weeks ago asking me to book in ds's boosters... I now need to put his red book and that letter separate to remember to call Dr's Monday to book that, and try to contact British Gas again as I just can't get through!!!!!
Got an email today from royal mail telling me that the book I ordered myself a month ago had been returned to waterstones as I'm no longer at my address (I set a forwarder to PiL starting today)
Dh has been brilliant with the sorting me out, but it's clear the utter enormity of what we still have left to do is effecting him 🤦‍♀️ he's got a short fuse with the poor dog, luckily ds is with my parents tonight.

Tomorrow is move the big stuff, clean kitchen and bathroom and do some touching up of paintwork day. And the shed, the bloody fucking shed needs emptying!!!! Sunday we'll once over and clean the floors. I'm glad we've had 3 days to clear out, I can't imagine trying to do it in one day.

SuperlativeOxymoron · 18/11/2022 20:27

@nellyelloe as long as you give them the info you have to the best of your knowledge, they've no recourse. Good luck!!!

dubyalass · 18/11/2022 20:29

@RM2013 and @pavillion1 I've been on the verge of tears the past few days so you have my empathy on the stress front! I've had a crappy few weeks.

@nellyelloe I remember dreading enquiries last time. Fingers crossed you get it sorted quickly.

Oh @dubyalass I could sense last night you were having a tough day ..

keep the faith and up the anti, you'll hear nothing over the weekend but you can keep the momentum going .. call estate agents and ask to view some other properties.. keep it nonchalant but express an urgency to view .. they'll really start to snowball it then .

Agreed .. so many of our enquiries came back with to the best of our knowledge.

Yeah I wasn't in a good place 😬 feeling much better today though. Thank goodness for being able to vent on here!

nellyelloe · 18/11/2022 21:05

Thanks everyone! I think it's the way they are worded as if we have dirty secrets and obviously the biggest fear is the buyer pulling out! Never ever again after this!

RM2013 · 19/11/2022 10:41

@nellyelloe
yes the enquiries were horrible. We only had 9 raised and fairly standard stuff but a lot of our answers were “as far as we are aware…”

@pavillion1
i know what you mean about “not being yourself” I feel like this whole process has taken over. I’m usually on full on Christmas planning mode by now but because we don’t know whether we will be here or moved I feel like I can’t plan a thing and I know everyone around me is on eggshells - never again!!

@SuperlativeOxymoron I hope you have a productive day of sorting stuff. It feels stressful trying to get it all done but will be worth it

@dubyalass
I started looking on rightmove yesterday but DH said we would be better just waiting this out. Even if we view and find somewhere we’d be starting the whole process again and we’ve already paid for all our searches etc on this house.
are you feeling any more positive today? I am finding myself at the moment longing for Mondays to come around as know that nothing ever happens at the weekends - sad really!!

dubyalass · 19/11/2022 11:17

@RM2013 I'm definitely feeling a bit more positive, if only because I've made my position clear and it's between the estate agent and solicitors to battle it out now. I am a bit 🙄 at the vendors requesting impossible completion dates and it does make me wonder if the agents are communicating what's happening on my side with them. But that's not my problem.

I'm assuming it won't happen and thus I won't be disappointed when it all falls through. I tried being an optimistic pessimist but now it's just pessimism.

Well i found out what the outstanding enquiry is! We are supposed to be exchanging this week and my buyer has decided they want a dead of variation first 🤯

hanna65 · 19/11/2022 11:21

*deed

dubyalass · 19/11/2022 12:57

Oh crikey! What would it be for?

OP posts:
hanna65 · 19/11/2022 13:28

@dubyalass They want something adding in to the lease. Not essential, and it could also be done after completion. They seem to have got the ball rolling it without any discussion!

RM2013 · 19/11/2022 13:37

@handbagsandholidays congrats on your exchange and hope the move goes well
