How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

@sicklycolleague yikes - exchanging without explicit authority is pretty dodgy! Glad it’s all ok for you but we’ve definitely always had to give a clear good to go on the 3x we’ve bought!

@instantpotnoodle it’s very disconcerting and she was super defensive about it! Colleague and close friend have both bought recently and it was totally different on this. We haven’t been happy with her on quite a few things so this has just compounded my decision never to use them again. A shame as she was recommended and has good reviews

We've heard nothing today . We've sent everything in that needed signing over the weekend . I really hope we do not exchange without being informed because I want to see the house beforehand.

Deliberating when to chase solicitors again. Last spoke with them on Friday and purchase enquiries were back and being reviewed and “we will be in touch as soon as we are able to report back” and sale was our solicitor having to go back to buyers solicitors again to provide some paperwork again which supposedly should be the last enquiry and then we can start discussing dates.

how often should I chase before I am know as “that” client?! 🤣🤣

Are you all hoping to be in by Xmas? We are in rented still to put in notice . We want to avoid paying out on two properties and much as we can so we can do more to our new house .. I'd love to be in by Xmas but realistically it's getting to close . We've not even talked dates yet but I think it'll be this week. I don't know when to name the cut of mark until we say let's just go for early January 🤷🏻‍♀️

Naively @pavillion1 we thought we'd be in by the end of the summer, 3 property chain. Then end October. Neither materialised.

We're out and staying with family this weekend, probably for a couple of weeks max. So hopefully will be in our new home by the end of the month.

Spoke to someone at my solicitors yesterday who said we need to exchange today or tomorrow to complete on Monday and avoid the quick turn around fee, I'm on a school trip today, so DH will do the chasing, my sellers EA is also involved in the chase game. So hopefully exchange will happen within the 2 days, if not I am going to refuse to pay anything extra because aspects of my sale, I discovered last week, have been held up due to her incompetence and not following instructions from myself.

I did also find out yesterday the final enquiries have been checked and handed "higher up" as they're the final responses, then my purchase is good to go.

Why would they need to be checked higher up?????

Are you dealing with a solicitor or a paralegal? My last sale was done by a paralegal so she had to have her work checked by the actual solicitor (small business). She was shit hot though, I wish she was handling my current purchase!

I had hoped to be in by mid-October. Then end of November. Now Christmas would be nice. Mortgage offer ends on 8th January so if I'm not in by Christmas I will not be fun to be around. My landlords are thinking of selling up but I'm in the lucky position of being able to buy a smaller place with cash if needs be so I'm not completely stuck if it all falls through and I get evicted as well 😬😬😬😬

I think a junior does the work then it gets a quick look over from senior ..
I'm hoping that, that is where our file is now .

Just catching up, v pleased to see some people have got move in dates and there’s been a few exchanges!

We’re on week 30 now but not expecting any movement this week as we’re still waiting for POA to come through a week today.

I have started to feel a little bit hopeful though - I’m on leave and have been doing chores to get ready, peeked at white goods when buying a microwave, detoured on my way home from the tip to drive past the house, etc. It might be foolish but I’m so tired of the whole process now, I want to move to the next stage!

Chased solicitors. My solicitors waiting to hear back from buyers solicitors to confirm they are satisfied with all enquiries. However there has been some queries raised on our purchase because the property is freehold but garage leasehold and apparently incorrectly registered when it was last sold. I’ve asked for more clarification on this but no idea yet if this is going to be a simple fix or something that is going to take weeks 🥲

My house purchase has gone backwards

after solicitors/agents failing to get the seller to sign documents and get a redemption statement and so missing the completion date of 13th October, their sols now say the docs STILL aren’t signed “properly” by their client and need a fresh redemption statement!

To answer the q upthread ref my purchase, she's a conveyancer, so assume maybe a solicitor needs to check work over?

Good luck @pavillion1 we exchanged on our sale today, so the weekend will be spent packing, cleaning and clearing out ready for completion Monday.

Final bits will be signed off on purchase tomorrow, so will hopefully exchange on that early next week!

Yes we've gone with L&C. Housebuilder put exchange date as 5th January but if it is 59 days we won't have even had the mortgage offer by then.

I’ve posted separately on the massive cock up that’s come to light during enquiries but long story short the leasehold garage isn’t registered in the sellers name so they’ve got to get forms completed by a previous owner before we can move any further forwards and goodness knows how long this could take 🥲🥲🥲

I posted here back in September. We put in an offer in March that was accepted, no chain, single property involved (we're going to rent out our current house and vendor already owns house she's moving to).
After losing about 4 months with solicitors arguing back and forth about who had to do the TP1 form (part transfer), we FINALLY today got told by our solicitors that we can set a date for completion - end of Nov/start of Dec. Only for vendor to say that she'll need more time than that to get all of her (big, heavy, antique) furniture out. We're going to struggle getting time off work after 1st/2nd week of December and our mortgage offer expires 31/12... We're going to call her tomorrow to see what we can do; maybe she'll agree to leaving part of the furniture in the house or we can help her move it out somehow. But at least there's finally an end in sight.

So much has happened in a short space of time today, started with the vendor talking dates .. then our solicitor getting intouch to confirm they had received deposit .. then they wanted to see proof of funds to confirm the sale .., . We wouldn't exchange until we had given the house a quick once over ..
so hopefully exchange tomorrow 🤷🏻‍♀️
