Amending fixtures and fittings before exchange

We are hoping to exchange on our house next week - our buyers have been absolute nightmares, negotiating down twice - and look set to try again.

When we filled in our initial fixtures and fittings list we were happy to leave our nice light fittings but I am now of the mindset to take everything that is not nailed down. Do I need to inform the solicitor there will now be a change to the fixtures and fittings list?

Yes, I think you probably do need to inform them - although if the buyers complain about not finding X thing when they move in, their solicitors will likely advise them that it’s not worth the money/hassle to pursue it…

But a polite ‘sorry, but unfortunately we will not be able to leave X after all’ should probably cover you!

Yes. The fixtures and fittings form is part of the contract. You’ll need to amend yours, then your solicitor will send it to the buyers’ solicitor.

As long as you leave bulbs and working lights it’s fine.

Is it clear on the form that you mean the nice ones? Or just that you'll be leaving 'a' light fitting in place?
Could you get some crap ones off freecycle and switch them?

I have just double checked our fixtures and fittings form and I haven’t ticked the boxes to
leave the bedroom curtains or the light fittings - I obviously hadn’t made my mind up at the time. So I haven’t said we are leaving them but also not
made clear they are being taken either. So I am
guessing we are in the clear to take them….
