Misleading or AIBU?

A friend is looking to move to St Leonards and so far is at the stage of browsing Rightmove and PL as she lives in London.

She sent me this link to ask what I thought of this property.

In amongst the photographs of the (upstairs) bedrooms are two views of the beach. My friend is so excited that the bedrooms have a sea view and is keen to make the 120-mile round trip to view the house properly and make an offer.

However, I know for a fact that houses in that street cannot possibly have that view (she had not realised that from the map).

AIBU to think that the EA is misleading potential buyers who don't already live in the area, by taking photos of the beach which is several streets away from the house, and cannot possibly be seen even if you stood on the roof, and then inserting them with the bedroom photos?

I don’t know, I see your point but it’s fairly obvious to me these are ‘general photos’ of the area and not specific bedroom views.

There is nothing there to suggest those are views from the house

I agree. I wouldn't look at that and think the house had sea views. The description makes it clear it's a walk to the beach too

It doesn't claim to have a seaview. General area pics are common.

But surely at the very least they are getting browsers all excited only to be crestfallen when they read the description?

My friend definitely looks at photos first, then floorplan, then description (she says the blurb is full of stock phrases and EA bullshit anyway).

It doesn't show a beach view from any of the windows, it's just showing a picture of the local area. In the description it says a short walk from the beach and that the main bedroom looks out into the street.

Nope, I do love the artwork though, but that photo of the beach is clearly taken from standing on the beach, so no not misleading at all.

If you go the the picture of the main bedroom and zoom in on the window, you can see through the blinds the house opposite too

It's common to include photos of local amenities.

Agree with other pp. Clearly not a view from the windows. I can understand why your friend is excited to view the house though, it's lovely.

We have flats in SE London marketed with pics of an area 1.5miles away to imply its in that area- I think it’s very bad practise but easy to work out

If she's finding that misleading, she probably shouldn't be allowed to enter into a contract to buy a house.

the photos of the beach are CLEARLY taken AT the beach. Not misleading. Several shots you can see the surrounding houses.

the (ridiculously) flowery description would wax lyrical about ANY glimpse of the sea, let alone a proper view.

I bet she'll expect the cat to be included too.

It's still a very nice house that I'd view, if I had the money (& the knees to cope with a bedroom 2 floors up!!)

it's worse when EA come up with new names for areas or significantly stretch areas. I remember a colleague who lived in Brixton Hall saying she lived in Balham.

It's expected that there can be pictures of the general area included. In my area they show the park and the beach regardless of what distance they actually are from the house in question. If it was a view from the house they'd have photos taken from the windows in the ad.

She needs to check the area, from what I've heard it's not a good area. Little common and cooden are nice

Your friend is an idiot if she thinks that is the view from the house, it’s obviously a photo of the local area, nothing to suggest it’s a view from the house. The EA has done nothing wrong

I'm with the others, it's a picture taken from the beach, I don't think there's anything suggesting it's a view from the window. It's a lovely house, I'd view it if I want to move to the area.

Prices in the area are certainly rising but in my opinion that house is massively overpriced, lovely though it is. Nice cat too. I have many many photos of this stretch of beach and it’s clearly pictured from somebody standing right by it, not from a bedroom window.

They're pictures of the actual beach/ sea. Hardly a view you would have from the house unless it was a beach hut!
