Misleading or AIBU?

A friend is looking to move to St Leonards and so far is at the stage of browsing Rightmove and PL as she lives in London.

She sent me this link to ask what I thought of this property.

In amongst the photographs of the (upstairs) bedrooms are two views of the beach. My friend is so excited that the bedrooms have a sea view and is keen to make the 120-mile round trip to view the house properly and make an offer.

However, I know for a fact that houses in that street cannot possibly have that view (she had not realised that from the map).

AIBU to think that the EA is misleading potential buyers who don't already live in the area, by taking photos of the beach which is several streets away from the house, and cannot possibly be seen even if you stood on the roof, and then inserting them with the bedroom photos?

The first line, opening sentence of the ad says "A short walk from the beach..."which it is when you look at the map.

Lots of EA's include pictures of the local area and landmarks if they are attractive; I don't think they've done anything unreasonable in this case.

It’s a punchy price no doubt about it

but the designer in question is actually very well regarded so there will be weight to that

It’s obviously photos of the general area, as estate agents do all the time. Nobody sensible would assume it was the view from the property.

I I know that street, and as others say it is a ridiculous price
Look at the council tax band. It’s A. That tells you a lot. Strip out all the beautiful artwork, textiles and furniture and what have you got?
No parking outside either.
And when I did live down there, it wasn’t the nicest part of St Leonard’s in terms of feeling safe.

The price is very Inigo though – it’s the sister agent to The Modern House. It’s what you land on when you’re more interested in design than location/square footage/standard semi with a drive and a utility/schools.

Those photos have been taken from slap bang in the middle of the promenade. Surely nobody is going to think that they are views taken from the property?

But ...surely when you pay for a designer, you're paying for the stuff that isn't for sale when the house changes hands? Ok, different if the house had any design elements that were obviously going to be left, but it doesn't, does it?

According to the description, pine floorboards bleached with Swedish lye, hand-made radiator covers, some built-in cupboards, a window in the shower, and some painted tongue and groove. It’s terribly subtle.

It's true that if all the furniture and furnishings are removed, as they will be when the new owner moves in, it's just a very small housee that happens to be painted white all over. Must look like a clinic sans furniture.

I do have to keep an eye on my mate, she's a bit daft but even daft people have to live somewhere.

I'll warn her its massively overpriced as well as having no sea views.
