Misleading or AIBU?

A friend is looking to move to St Leonards and so far is at the stage of browsing Rightmove and PL as she lives in London.

She sent me this link to ask what I thought of this property.

In amongst the photographs of the (upstairs) bedrooms are two views of the beach. My friend is so excited that the bedrooms have a sea view and is keen to make the 120-mile round trip to view the house properly and make an offer.

However, I know for a fact that houses in that street cannot possibly have that view (she had not realised that from the map).

AIBU to think that the EA is misleading potential buyers who don't already live in the area, by taking photos of the beach which is several streets away from the house, and cannot possibly be seen even if you stood on the roof, and then inserting them with the bedroom photos?

it's worse when EA come up with new names for areas or significantly stretch areas. I remember a colleague who lived in Brixton Hall saying she lived in Balham.

You can make a great game out of trying to spot them though. ‘Upper’ in front of a nice area name or ‘Borders’ after it means at least a mile and a half away. ‘Old’ in front of a crappy area name means there are a couple of rows of nice Victorian houses that survived slum clearance. (The house being advertised will not be on one of these streets.) ‘Wood’ or ‘Waters’ after crappy place area name means tiny copse/stream nearby to break up the concrete.

I don't think anyone would seriously think that was a view from the window. As a pp said, you'd only get rhat view from a beach hut.

That was my first thought too. She would be bonkers to even consider paying that price for a very small, terraced house on a narrow street.
I agree with others about the sea not looking like a view from a window.

Surely she's looked at Google maps? It's definitely a couple if streets away from the beach. I'm more gobsmacked at the price tbh, 625 grand for that??

Haha, when I lived in Brixton Hill I’d call it “Brockwell Garden Suburb”. Very close to St. Reatham.

Those photos are clearly taken from the promenade. The house is clearly not on the promenade, so it should be obvious. It’s close to the seafront, though, so I don’t think they’re a misleading representation of what the general area is like.

Does she know the area at all? Is she very worldly? I’m guessing not, if a 120 mile round trip is a journey of epic proportions. It’s London to the coast, plenty of Londoners do it most weekends and plenty of commuters to London do it most days. Is she sure the move is for her?

No, I wouldn’t think they are a view from the houses they are clearly taken at the beach. I can’t get over how tiny the house is for the price, you get much better value in London!!

Well, it's a lovely house (I've no idea about prices). I wouldn't assume those were views from the house, but would expect it to be fairly near the sea.

I have come across far cheekier things, TBH - one house we looked at waxed lyrical about sitting in the cosy living room, enjoying the woodburning stove, and the gorgeous view of the medieval church, with a picture of said church seen through a window.

There was a woodburner (in the kitchen).
There was a living room (which was absolutely tiny with barely space for a two-seater sofa).
And there was a gorgeous view of the medieval church ... from the toilet!

I mean, technically the description wasn't a lie, but it was clearly written to imply you'd be enjoying all three things at the same time!

Buyer beware all the time. Hotels and Air bnbs often show photos of the local area. It's really not hard to consider.

Nope, I wouldn't look at those pictures and assume that's the view – it's obvious from the front of the house and the windows it's not overlooking the sea. If your friend is excited, let her be. You sound overly invested.

Agree with pp - it's massively overpriced for a tiny 2 bed in Hastings with a dodgy loft conversion.
