Help me 'analyse' this property

During the span of the last 2+ years, this property has been on the market at least twice. It didnt sell the first time (i think it was pre lockdown), taken off, on the market early this year, sstc and now back on again.

This house is spacious and reasonably priced judging by the space and location. The new build opposite with tiny garden were on about the same price. It is near town centre, train dtation, and outstanding schools.

Why is it so hard to shift?

It could have been buyers pulling out or house overpriced etc rather than anything wrong with the house. Looks lovely from the ad. Have you asked the estate agent and what did they say?

I don’t like the access to the garden, would prefer being able to get from my kitchen more directly, I think currently it makes the kitchen seem claustrophobic. Nothing to be done about it as that big building housing utility , garage etc is blocking any wider access. Also is back garden very overlooked?

My mum had 4 buyers pull out in her, absolutely nothing wrong with her house, they had problems selling/ kept looking and found something they liked better / change of plans due to sudden unexpected fall in income.

That house looks gorgeous.

other issues: how well do you know the area around the house?
neighbours?
Planning permissions nearby?
New roads/change of use in nearby non residential business?
go there all times of week, weekends, day and night… could be some anti social behaviour problems, impossible to park as neighbour has 5 cars or whatever.

It looks very large and expensive to heat - all that tiled floor. Also the huge entrance hall seems like a massive waste of space. The fitted unit in the bathroom is fugly. The sitting room is very uninspiring - at least from the photo. Apart from that it seems nice.

I think people will go for smaller houses more now that gas and electricity bills are going to be so astronomical.

The good ones that repeatedly return to the market in my area are often because the seller is picky/unrealistic and unable to find an onward property to move to. So they keep ‘selling’ but each time buyers get fed up with waiting because it never progresses.

I just sold my house after three failed attempts. House was perfect apart from some flashing on the chimney which showed up on a survey which I fixed before completion. It's just bad luck.

I agree with the pp it may not be so attractive to buyers when the energy prices increase.

It's very dated and it's too open plan and has too many hard floors. The fireplace is horrendous.

Is the only access to it by a single lane road? Looking at google maps you can’t access it from the other direction by car do maybe that’s been an issue re maintenance fees? There’s quite a lot of houses built along there too which might make access tricky. Apologies if I’m wrong but street view isn’t operational along the single lane road.

It’s quite uninspiring but probably more so as it’s empty, the entrance hall is such a huge waste of space, it’s bigger than half the rooms!

Its probably over priced, if it’s been on the market for so long and you’re interested don’t go in anywhere near the asking price.

The way the house is built at the back doesn't look light, open and appealing. It does look overlooked by other houses - looking at their drainpipes and big walls - and the views from the window aren't appealing.

Inside, it doesn't look as though skirting boards and kitchen units are made with high-specification materials. The style of the property lacks charm.

The colour-schemes are not that appealing with the floor tones being quite rich and the kitchen units not having a sort of integrated with the walls and floor, muted beauty.

There don't seem to be any beautiful rural views and mature trees, so, perhaps, it seems quite expensive for what else might be on offer, in the region.

Are those white garage doors at the back? Surely you wouldn't drive over a back lawn to put your car in the garage?

It’s sideways on to the road so the garden is technically at the side IYSWIM…..

The main living areas - lounge, kitchen etc have no views / open outlook or possibly light….? Only overlooks the car park type front or the tight side

The best orientation is from the garage / study utility.

It would work better as a house if the lounge was the garage and the garage was the lounge

I dont think it is not overpriced , for comparison, this one here asked for 600k with tiny garden.

@Needtostaypositive yes, i think the only access is via that lane, bigger than single but struggle as double. It is the same access for those new builds.. is that a show stopper?

The view out of all the windows arent appealing, i am thinking if planting some trees will help..

@Diverseopinions we cant get big house with rural views (and central location) in rugby for this price. It is becoming very popular as a commuter town

Or convert the existing garage to stunning big kitchen with double aspect (floor to ceiling glass across the back looking into the garden and vaulted ceiling with skylights.

From the map and satellite the only bit that looks over looked is the RHS of the back garden ….. and it does look especially close - are these flats ? If so that might be more of an intrusive issue with living space on the first floor - I would plant some fast growing conifers (check any covenant / planning restrictions and orientate your garden to the SW LHS.

  1. It's off Cromwell Road (technically, although you can't go that way).
  2. The access road isn't adopted and you're liable for upkeep costs etc.

In the blurb there’s this paragraph that I’ve not come across/noticed on many other listings before:

Services - None of the services have been tested and purchasers should note that it is their specific responsibility to make their own enquiries of the appropriate authorities as to the location, adequacy and availability of mains water, electricity, gas and drainage services

I would be cautious in what’s potentially putting people off.
