Help me 'analyse' this property

During the span of the last 2+ years, this property has been on the market at least twice. It didnt sell the first time (i think it was pre lockdown), taken off, on the market early this year, sstc and now back on again.

This house is spacious and reasonably priced judging by the space and location. The new build opposite with tiny garden were on about the same price. It is near town centre, train dtation, and outstanding schools.

Why is it so hard to shift?

@Coconutree the lane wouldn't bother me, but I've lived overseas where that would look generous!! Any trades/deliveries would take it in their stride.

be cheeky, go back & drive down it. If I owned it now I'd fully expect people to be doing that before booking a viewing!

@Coconutree i love the light in the house, I'd buy it for that alone.

I don't know that area, so can't comment on price or location.

however, around here houses have kept reappearing for sale. I'm assuming it's got more to do with inflated prices & banks down valuing & buyers getting cold feet with the Col increases, than anything to do with a specific house.

I forgot to add on my road there’s a fantastic house that has been on the market for nearly a year now and still is on the market. They have had 3 different buyers all pulled out on them as the seller can’t find a onward property to buy and buyers just can’t wait for them without a time line in place which is understandable. They have sold the house almost immediately all 3 times.

@TooMuchToDoTooLittleInclination yes i have tried driving on that lane. What i meant is i cant predict how inconvenient it will be having to give way all the time. Price point is good, perhaps has taken this access concern into account.

@Kmj2018 yes i know, having gone through the same scenario. But this house fail to sell the first time, and sold only after a long time on the market during the second listing.

it doesn’t look like a completely cosmetic Reno job but for me? It absolutely would be.

It does seem to be a lot of house for the money even if it is a bit of a vision in beige. Only you can decide if schools are a potential issue. The road access wouldn’t put me off. I wouldn’t be offering the asking at the moment though. Good luck with the viewing!

We really like the spaciousness and garden. But discounted the house after serious consideration. It is on a big plot yet tucked very very near to the house on the left. The access lane is also another pain we can do without.

It looks very large and expensive to heat - all that tiled floor. Also the huge entrance hall seems like a massive waste of space. The fitted unit in the bathroom is fugly. The sitting room is very uninspiring - at least from the photo. Apart from that it seems nice.

I think people will go for smaller houses more now that gas and electricity bills are going to be so astronomical.

Is 190 sq metres really large?

@PixellatedPixie yes to me 190 sq metres is huge. Depends on who you ask and where in the country you are. You don’t get a lot of house for your money where I am so that’s huge to me.

Doesn’t it also depend on how many people you need to house? If you have three kids and work from home it’s very different to being a single adult living alone. Average London three bedroom terraces are pretty pokey and those are about 180 sq metres.
