During the span of the last 2+ years, this property has been on the market at least twice. It didnt sell the first time (i think it was pre lockdown), taken off, on the market early this year, sstc and now back on again.

This house is spacious and reasonably priced judging by the space and location. The new build opposite with tiny garden were on about the same price. It is near town centre, train dtation, and outstanding schools.

Why is it so hard to shift?

  1. You'll struggle for secondary schooling there. Ashlawn usually cuts off at well under a mile.

@motherofawhirlwind the upkeep should not be horrendous as it is shared by all the houses.
@DFOD is there? I cant see two
One of the nrw build (not really new, maybe 8 years old?) Opposite was on the market last year during the height of the market and fail to sell too.. hence wondering what have u miss as this really seem like a good property (space and location)

If you can't sell it, the usual reason is price.
Drop your asking price and you'll get enough interest.

Yes - that's a tight entrance off a busy road. There's better options for the same money, I think. Your first comparison property has small garden but a shoe in for Ashlawn, which bumps the price up.

Given it sold and is back, its likely to be something in the searches that's put them off, maybe the property management / road thing. The company is owned by one resident.

There's a property on Dunsmore Avenue that needs some work (been converted from 2 semis) - lovely road, quiet, very friendly neighbours. I'd buy that over this one every time.

I was thinking the same. Coupled with inflation, fuel prices and less likely to work from home.

I don’t like the access to the garden, would prefer being able to get from my kitchen more directly, I think currently it makes the kitchen seem claustrophobic. Nothing to be done about it as that big building housing utility , garage etc is blocking any wider access. Also is back garden very overlooked?

I'd remove this wall and maybe put an island in. I think it would change the feel of the kitchen completely and make access to the garden seem more direct.

I don't think there is anything obviously wrong with the house. Price could definitely be a factor in the current economic climate.

sales fall through for lots of reasons, many of which aren't specifically to do with the house involved.

Redecoration and minor layout changes is fine. I appreciate the space and location. I think the crux of the matter may be that narrow access lane..

Is it next to a recreational ground? Maybe Saturday morning football matches and training whistles have put buyers off? Or antisocial situations late at night?

Yep, and the schools. I don't know if you're local, but honestly, it's mad here with the schools! If you have kids who might do 11+, factor that in as well. You'd be fine for primary at Eastlands (Paddox used to be the one to go for but has dropped out of favour recently) but for secondary from there you're likely to go to Harris which is fine or the Free School which seems very Marmite.

House looks fine. There could be a myriad of reasons why sales have fallen through. I sold and bought a while back and had 4 drop-outs, none of which were to do with the property.

Check local planning applications in case something untoward is planned; and drive by at different times of day (and on different days) and night to pick up any noise problems.

The access lane is the reason. Living somewhere where access isn't straightforward is a giant pita.

Also, despite being quite the blank canvas, it would need some work doing. Dated kitchen, tiled floors, weird aspect and the whole garage in the wrong place thing means you could easily spend upwards of 50-60k on it without actually doing very much to it.

I think it's overpriced, given those two points.

It looks wide enough for a fire engine on Street View. You can also get close enough to this particular house from the other end of the road.

It is far above the price in the area - so there must be few comparables. Those houses opposite don't come up on the 'recently sold' list.
Sometimes it's nothing at all wrong with a house, there just wasn't the right buyer at the time.

The access lane is not that narrow. Wouldn’t put me off and if previous offers have fallen through it won’t be that because you can see it from the start.

The house does need major refurbishment and the whole of the side reconfigured - it may be when the quotes come in for the work buyers pull out.

The place I’m in now 2 buyers pulled out. The first because they failed to get the transaction through before the stamp duty holiday ended so they couldn’t afford it, the second because they found a place that was in the area they actually wanted to be in.

The kitchen - dining room - garage area needs to be completely reorganised.
