Architect cost

Hi all, looking to see if our quoted architect cost is reasonable (we're based in the Midlands). We've been quoted £3,400 for start to finish but a friend thought it was high. I've tried reaching out to other architects for a comparison but not having much luck so grateful for anyone else's experience!

Noone can possibly tell you if it’s reasonable without knowing what it’s for. A a new build three storey house will be very different to a single storey extension.

I think for an actual architect concept, design, planning, construction drawings and supervision of the build of a house that would be excellent.
For a plan drawer just drawing building regs docs for a loft on a standard semi it would not be good value.

We are paying about £2500 fees for a single storey extension and garage conversion (SE England).

We paid that amount just for initial plans 5 years ago - south east. Didn't go ahead with the work as couldn't afford it!

In London, it seems like 8% of total build cost (or 10% with things like project management included) is typical - which given the build costs down here turns out to be a lot of money! So £3.4K all in seems like a good deal to me 😀

We're doing a full renovation and loft conversion later this year, complete redo of internal layout. We expect to pay around £5k for the architect including green and red zones so we can live in the house while it's done. So yes that does seem expensive. I paid £1600 for loft conversion plans in 2018.
