How much did your double height extension cost, please?

Just that. We're viewing a house tomorrow and a double height extension looks like a logical choice.

I think we'd be looking at adding about 10sqm (3m x 3.5m) and the same upstairs. I know it's hugely varied but I'd appreciate some real-life experiences and figures, please Smile

Ours was 8 x 3.5 sqm. Approx £120k for Shell, £180k finished including kitchen. Finished in 2020, would be more now. Quite high spec, lots of steels, glass, aluminium windows.

7m x 4m. Double storey. New Kitchen / diner downstairs, bedroom & bathroom upstairs.
Approx £200k completely finished. . Bi fold doors. High Spec everything. Full refurb of house included.
Finished 2017.

I'd expect to pay £300k now.

Ours was 10m x 4m, double height, no kitchens or bathrooms and it was close to £130k in 2020.

We have just finished our side double extension, gained another bedroom upstairs and a toilet downstairs and a reception room. It’s only 4m x 2.5m….so not huge but we love it….cost us £30k….had architect fees and building regs on top which was another couple of grand…we are based in Leeds.

Lying in bed trying to work out how big ours is!!

Had master bedroom with ensuite and walk in wardrobe, utility room, small ish downstairs 5th bed/study room, new downstairs toilet and double garage added on. New boiler too as ours was really old and needed moving anyway. Started in 2018, finished in 2019. I'd guesstimate its 8m by 5m maybe - about a 3rd of the original house.

We ended up needing new carpets throughout and redecorating everywhere (mess travels EVERYWHERE plus kids all moved bedrooms) plus a new drive as ours got totally cut up due to moving gas and electricity meters. Had new kitchen 2 years later and properly fitted the utility out to match.

The extension itself was quite cheap looking at other people's prices (friend of ours did it ) and we saved by doing bits ourselves like knocking the old garage down ...... initially around 80k plus carpets throughout, new drive at 3k and kitchen (whooping 20k)

I hated the actual build process but now it's done its brilliant. When we bought the house it was always with the intention of extending - just took us 10 years to be in a position to do it.

I'm shocked at these costs above, that's about £7500 per sqm for not even a v big area.
If these are the actual prices, I think we'll have to move rather than go through another extension hell.

It isn't quite that bad becuase the sqm cost is per floor but generally looking at £3000 + per sqm these days.

We've doubled our house on a v similar budget in 2018-2019, I'm completely shocked by this price hike.

On Grand Designs and other renovation shows they always said £2000 per sq m, so £3k doesn't seem unrealistic.

Its interesting to see these prices as we are hoping to do a couple of extensions to our house, one a two storey one and one a full length single storey. I hope we have the money to to least build them if not yet decorate them how we want.

I am currently doing a one story - £2.7k per m sq.

mine has a steel picture frame beam which pushed the price up.
