Hi all,

searches are back yesterday , solicitors emailed reports & findings to us, along with other documentation to read through. It says in the email 'we will be in touch to discuss next steps of purchase' this is no chain, from experience how long was it from searches being back to Exchange and completion?
im new to all this so just wondering, we have started clearing bits out (not packing bits up yet) but just wondered a rough timescale

thank you in advance :)

Sadly from experience it'll be aaages longer than you think! There's a lot of time in house moving where nothing happens, or it gets held up by complete nonsense. So decide how long it should take, double it, and you'll be about right! Enjoy your new home!

We had searches and solicitors report sent on a Wednesday. Contract signed on Friday and we were meant to exchange on the Monday.

We ended up not exchanging til the following Thursday (8 days after searches and report), as both EA and vendors solicitor went on holiday. But for us, it was pretty quick as we’d agreed these dates well in advance.

UPDATE - Had completion statement through but reading online a lot of people receive this after exchange? maybe my solicitor works in a different order, anyway I havent had a document to sign as yet just ones to read through and agree too... so unsure here.

Just a few more weeks to exchange (maybe 2)

Ooh also want to know! Apparently our searches are back but not all enquiries have been answered yet. Think it's abit how long is a piece of string... it's been going on months. Hope it's happens quickly for you.

Many years ago, we brought, no chain at all and it took 12 weeks. No particular delays either
