New build - 28 day exchange

Does anyone have experience of going over the 28 day exchange deadline? So worried we're going to lose the house!

We're currently 6 weeks over thanks to the buyers of our house (first time buyers) solicitor waiting ages to send off for searches, as it stands they're still not back yet, although should be soon. Getting daily chasing emails from the developer, as though I can do anything about the time searches take! House is signed off by LABC and will be ready for move in 29th August.

Purchased current house as a newbuild but only went over by 2 weeks and never had any hassle.

We went over, but only by a week or so, many years ago. But we part exchanged, so no other people involved.
Not sure how it works with a chain. I think 28 days in that case is rather ambitious. Do you think the chain will be ready for 29th?

Our purchaser is a first time buyer so can't see there will be much delay to exchange once the searches are back, or so I would hope...

We completed on our newbuild earlier this year but exchanged back in June 2021.
The sales team were really nasty between reservation & exchange as we were being mucked about by our buyer so the time just kept increasing. They didn't make veiled threats, they just said exchange soon or loose the house (although when I spoke to their appointed solicitor she said they wouldn't have pulled the sale as we were so close and there was no benefit to them to start all over again with someone new).
Speaking to people just moving into houses and things have got no better, threatening to pull reservations and re-market at a higher price.

To be perfectly honest I think the sales team on our estate enjoy the sense of power they have over you. They even rang us at 5pm on a Saturday afternoon saying we needed to get our buyer moving or we would loose the house, what on earth could we do at that time of day on a weekend?!?!
While reserving and after exchange we had a good relationship (although after it was a little sour) but in the middle they turned into the most unpleasant people imaginable.
