How long after searches

Hey all

Our solicitor ordered searches 26th July the borough were in says turnaround is 8 days to get them back, the house is 1930s but been done up in last 4 years new kitchen and bathroom extended, no flood risk area, looks to be no plans of anything changing in area etc, im hoping that because work is recently done sellers havethe needed paperwork to hand, this is chain free I am just wondering when searches done how long till echange and completion, our offer got accepted 18th July estate agents said we should be in by september but when we spoketo one of the solicitors colleagues she said they cant tell us a rough time.. I'm very inpatient and have baby on the way haha so just wondering about anyone elses situations x

A question no one can really answer tbh. Our searches came back after about 2 weeks back in March. We were ready about June time but near the bottom of a chain so waiting for everyone else now. Hopefully will be sorted in next 4 weeks

Our very straightforward purchase just took from early March to end of June. It's not just the searches, you should get a fixtures and fittings form completed by the vendor which will include a list of what's staying and what's going.

There really is no standard time - it really depends on how many enquiries there are and the type of property you're buying. And how motivated both sets of solicitors are.

My experience has been everything in between 6 weeks and 6 months!

My searches took 12 weeks! The solicitors were just absolutely awful and kept saying they would be back within a few days and then weeks and weeks would pass. We rang multiple times a day and the enquiries were never ending.

In a house I purchased in 2018 there were close to 70 enquiries raised, it took forever of back and forth and 7 months to complete. When I sold it last year it took 4 months, I was moving to rented and buyer had sold to an investor. Also depends on mortgage company. September would be pretty fast going, I always reckon on at least 4 months.

Ds completes next week. EA was blethering about completion at end of May in April.
His city said searches took 5 days, they took about 17. He also needed Coal Board report as house on a coalfield, those were done in parallel..
My advice is ignore estate agent estimates.

Ours were ordered 5th of June and apparently the last of the searches have only just come back! It's taken ages. Or whether that's actually the solicitor sitting on the info.. she's known to let things languish in her inbox for weeks. We're waiting on enquiries to be answered but it really depends on how quickly the vendors get the info out and how well the solicitors communicate. Apparently they've had no response for two weeks. I'm so impatient as we have a deadline and no idea of when exchange can happen! We were given the rough date of 8-12 weeks since contract pack was received and that was back in May. Hoping it's soon according to that time frame.. offer was accepted in April. Fingers crossed things move quickly for you!
