hi all,

our mortgage is approved, we are in no chain, yet to receive deeds, solicitor has instructed searches yesterday. looking on the local authority website for our borough it says 8 day turnaround, its been recently refurbed in last 2 yrs, owners have had owened it for 4 years, I understand enquires can come up but hoping as its been done not so long ago all paperwork should be ready to hand, the sellers are as eager as us. I read online that searches can be quicker with solicitors using digital move, what I am asking is have you found the estimate timeframes for local authority searches to be accurate? the Estate agent said when we got the mortgage accepted last week, oh you should be in by September so we are clinging onto that hope, however as I am a nervous nelly and just playing the waiting game I always fear the worst, just wondering if searches are done and enquires answered fairly quick how much longer to exchange/complete

Ours didn't take long at all but I know friends who've bought and theirs dragged on. This should give you a rough idea of how long yours are likely to take:

Thank you @valuationworry - our borough says 8 days but just wondering if these are not accurate and can take much longer, it's just a waiting game but because its out of my control I am getting inpatient :D
