Why hasn't this house sold?

Can anyone have a look and see why they think this property hasn't sold, it's been on Rightmove for a year, it's on a really popular street where things usually get snapped up, so even though it needs work you would think someone would have gone for it!

It's not your normal house is it? It's really a 4 bed with an annex. As a family I wouldn't want a bungalow personally, with the main bath and a bed downstairs. I'd need to get rid of all that wood on the ceiling which would cost money, plus new kitchen etc. Then it's got to come down to price.

It's a niche property I think. Maybe there aren't many buyers looking for 2/3 separate living spaces in that area. Converting it into one property would be expensive and time consuming.

This versatile and charming property with wooden floors throughout was designed by the present owner

I'm going to say the owner is very invested as they designed the property, and probably very particular about the price they want and who they want to buy it.

Also the layout might work for them, but wouldn't suit many other families as it's quite a disjointed property.

The house looks like everything needs replacement, remodelling, the garden seems small for the size of the property, annexe will put off some buyers. I would say the price is too high given all the above. Property always sells if the price is right, the market decides the price.

I was expecting to see some obvious flaw, but what an amazing find, it's gorgeous. I wish i lived in an architect designed house!

It's very... Niche. The right person will love it but most people don't want a property with that layout.

Extremely dated throughout, not just decor, furniture, paint but fitted wardrobes, wood ceilings, bathrooms, kitchen and gardens. At that price I'd expect decor & gardens to be much smarter.

Too much greenery hiding the house on the photos. Terrible photos, some strange angles, how many times do we need to see that 80s dining table.

If it wasn't lived in I'd take all the furniture out.

As for architect designed, am sure an architect is involved in all house design at some point. There's no wow effect following on from that statement.

It's a great size, I love bungalows, lots of potential but maybe overpriced by £100k or more? A guess as don't know the area that well.

I know it's near Astley Park but there are some busy roads round there. Is it noisy?

I think it is quite a bit of money for a house that needs quite a bit of remodeling/updating.

I also think bungalows are niche.

Maybe very difficult sellers who will not compromise on the price

Or they have sold in the past but have taken so long finding their own house as they are so particular that people have enough of waiting and move in

I don't know the area but I would be absolutely up for buying that house - it would suit us perfectly. It has loads of scope to cope with changing family requirements.

We are a family of four, but there's a big age gap between my daughter and step son and (as I suspect he will live here forever!) he could move from the main house to the annex as he gets older (and in the meantime it would make a fab guest suite). And the room over the garage would be a great home office.

I'm not sure if it would work for a bigger family though, if you had three or four children that you wanted to live in the same space as you. So perhaps that puts bigger families off.

Is the pricing average for your area?

I suspect the owner wants a premium for the designer kitchen, staircase etc, despite the fact that most people would now want to replace that kitchen. Families with babies or toddlers might not want to be up a separate staircase from their kids. I think it could be a really nice house - master bedroom is massive, lovely mature garden - but if it hasn't sold in a year there's something weird going on.

It would have helped if the photos were in order and taken at a wide angle instead of close ups of wardrobe doors and 3 cushions fgs.
The best bit is the garden. The rest appears gloomy despite the white paint.

It looks very old fashioned and there are too many rooms. Would suit a big family maybe but then would a big family want a bungalow? I think personally that it has been over extended for the sort of property it is and now doesn’t really appeal to elderly couples or families. Plus it would cost a lot of money to redecorate because it’s so big. At the end of the day, the answer to a property that won’t sell is always to reduce the price

The main kitchen needs replacing.
It's an odd layout. You have a huge hall with 2 bathrooms, I can't work out how you get to bedroom 5
The annex is designed that if you want to go to the loo you need to go through the kitchen or the bedroom.
The grass around the outdoor paving stones makes me think it has not been maintained well.
The fireplaces on the corners would need ripping out if a sane person wants to live there.
Why is there a rug on the stairs? What is that hiding? Who puts a rug there?
If you have a garage attached to your house surely you want to be able to get in to the house without going out?

Layout wont appeal to all.

It clearly needs redecorating everywhere which looks expensive as I'd be wanted to get rid of all that dark wood. I'd be concerned about having to do a re-wire aswell.
