Why hasn't this house sold?

Can anyone have a look and see why they think this property hasn't sold, it's been on Rightmove for a year, it's on a really popular street where things usually get snapped up, so even though it needs work you would think someone would have gone for it!

That’s a house with a granny annex that would have appealed to a few of my friends with elderly parents.

I though there was quite a bit if demand for that so I’m not sure why it hasn’t sold.

And yes the furniture is dated but then it won’t be there when you move. Walls etc… look clean and in good condition (even if not to some people taste). So I’m thinking the issues have been nicely avoided on the photos.

I dont know the area so have no clue about the price, but I think it's a charming house, full of character and much loved. I'd be interested if I was moving to Chorley!

Is there no connecting door to the annexe or between the garage and small hallway?
Layout is odd, huge hallway, tiny kitchen. Would need a lot of renovation and most of the living and sleeping space is downstairs, so not likely to appeal to a family.
Are you the agent OP convincing the owner they need to drop the price because it's not as special as they think?

I think you have a seller who has an emotional connection to their property that makes it difficult for them to accept price reductions to fund possible renovations/rejig of layout. They literally can’t see what’s wrong with the property, and don’t want it changed for ‘legacy’ type reasons. They want a buyer who will love their house for what it is. Kind of like selling their pet!

Chairs on the stairwell make me think the owner is an elderly person who needs support/rest going up/down stairs, otherwise chairs placed on those small landings would be a major trip hazard!

All the vents in the bedroom picture look like blown air central heating, haven't seen that since the seventies! I can see radiators in other parts of the house.

The layout doesn't flow very well, and I'd check how many council tax bills it has - is it one residence or two/three? What about energy metering, again does it all come under one bill or is it billed separately?

It looks a fair sized house but the garden doesn't look big from the photos, and a family wanting that many bedroom may want more outside space as well.

It is clearly a well-loved and cared for house, but the finish of things like the wardrobe doors doesn't shout quality to me, which may be reflected in the offer price and a sticking point for the owner. It's always going to be difficult to sell something you've created yourself. Let us know how the viewing goes OP, good luck!

I'm following for the post-viewing update. I'd definitely view it but I think houses with annexes are a limited market. For a lot of people, they'd be paying for space they don't need. It's as though the owner wanted some grand hall entrance - such a waste of space.This kind of tat.

And the rugs have been placed there by offspring trying to get them to move...

This is a lovely house but definitely I need of modernisation in oder to bring it up to date. I love separate living areas but there are too many. At least one wall of loving space would need knocking down and the kitchen is lovely wood but reminds me of the kitchen we had in the 1970's.

Not sure regarding the price as I don't know the area.

It will sell. They only need one person to walk through the door who likes it.

Is it possible if it is in the former grounds of Astley Hall, there are some type of service or maintenance charges that are payable that are not mentioned in the details?

Also as PPs have said, decor and layout could be off putting!

Our house was on the market for over a year and the owner did not want to budge on price. Fortunately, we visited in September 2020 so the prices had actually risen to closer to the asking price and he agreed to our offer - there was a point at which he had enough of waiting for the asking price.

It's been designed by the current owner to suit their needs but probably doesn't suit many other people. As a PP said, the owners are probably very emotionally attached and can't see that most people won't like their layout. They are probably waiting for a very, very specific type of buyer who isn't coming along.

Having the annexe will only appeal if you want an annexe. It’s not accessible from inside the main house, so you wouldn’t be able to use those bedrooms for kids, for instance. If it’s not occupied then it’s another kitchen and bathroom to clean without anyone having the benefit of being in it, and you’re losing valuable ground floor space, given it’s a bungalow, to unused rooms. I would imagine the pool of buyers would be quite small.

It is a lay out that may suit people with adult children who are still living at home. I would quite like an annex for adult children in that situation. I think they should make that clearer in the advert as I didn't realise that there was a separate annex until I'd looked at the floor plan. However, many people will only look at the photos, be put off by the amount of work required and so never look at the plan.

I know Chorley. Having a quick look on Rightmove, a house on the same estate shows an exceptionally high standard and modern renovation sold 2021 for £575k. The two are worlds apart.

I think it would be nice with a lot of updating but it is huge, E energy rated and heating it this winter is going to cost ££££

It is very near the river Chor and an associated high risk of flooding. That would put me off.

I think it's a combination of things such a decor, layout and price and place.
My friend lived there she moved a couple of years but she did say that
Chorley is a bit mixed but also unemployed levels are high and there's alot of people on low wages so maybe not many people living in/around that area would earn enough to cover it

It's a shame because done up and reconfigured it could be lovely

Very dated decor, needs at least a 6 figure sum spending on it to modernise it.
It's really a 3-4 bed house with a granny annex and the layout of the main house isn't great. A lot of people don't like downstairs bedrooms, i can't even work out how you get into bedroom 5 and it's cut off from a bathroom so not ideal for a kids bedroom.

Well I'm looking forward to seeing it even more now! Some suggestions re river etc I hadn't even thought of. Does the EA have to tell you if there has been other offers/unsuccessful purchase attempts?

An annex would actually suit us for various reasons but not if it has no building regs and is likely to collapse into the garage. We are not handy either so any works would have to be done by someone and I know it's a nightmare to book tradespeople at the moment.

I'll update after the viewing if I'm not sucked into the portal under the stairs rug.

It’s a busy, overcrowded area and too close to Chorley town centre and the hospital to be over half a million £s worth of peaceful. There are nicer houses further out for similar prices.
Garden is boring and doesn’t match the house.
I actually quite like the decor, but not with that configuration of rooms.

They don't have to tell you if surveyors have found issues - except for things like asbestos. If the seller is aware there's asbestos present they're legally obliged to tell you. They'd be stupid not to make you aware of anything glaringly obvious that'll come up at survey though.
