Why hasn't this house sold?

Can anyone have a look and see why they think this property hasn't sold, it's been on Rightmove for a year, it's on a really popular street where things usually get snapped up, so even though it needs work you would think someone would have gone for it!

dining room and kitchen floor is badly worn
flags haven't been de-grassed
that awful wood in the bathroom and kitchen is quite 90s too, isn't it? Ditto the settee - we had one similar. And the fireplace.
that rug on the stairs looks bloody dangerous so has obviously been put there for the photos - what's it covering up?

Basically, what else hasn't been maintained?

First thing to stand out to me is the grass between the flags, looks bad and will give people the impression the flags are being pushed out of place. I’d tidy those up straight away.

it’s a lot of money to live in Chorley, sorry saying that as a Preston lass 😬. I don’t personally know the area so can’t comment on price ranges or desired location.

The house needs a lot of modernising and work done, that needs taking into consideration in the price.

It does look as if the stair carpet or runner has been removed and the rug and chairs have been used as a distraction technique. Hasn't worked.
The pictures are random and useless.

If the layout and ground floor space suits you go for it but like I said using right move map there’s nothing over 400 K anywhere near it. If you’re not un a chainshould be looking at 20% of that price minimum

Looking at the blue bedroom am wondering if the house has warm air heating? If it does (we had it in our 'forever' home built in the late 1950s and by the time we lived there it needing replacing with gas central heating but we couldn't afford it!

So update (a bit more of a dramatic one than I was hoping for)

I've been admitted to hospital this morning for an ongoing heart issue so my husband and kids went instead!

It's owned by an older couple who were lovely, they had the house split as they used to have her mother living with her, plus her grown up daughter in the annex and various carers/au pairs over the years. They are chain free and will move down south somewhere, don't think they are in a rush. The EA said they have had no offers and very few viewings.

It was taken off the market for 6 months apparently while her husband was unwell then put back on with a price reduction.

My husband said the area is great and there were parts of the house he really liked but the whole thing is a renovation job and it's whether we could live with it like it is for a while.

I don't know if he looked under the rug on the stairs Grin

I'll go and have a look next week. The kids weren't too keen!!

ok, having seen that other one that's sold for the same price, this one is well over-priced. The grey might not be to everyone's taste but at least all you'd need to do is move your furniture in, every bedroom has easy access to a bathroom, a bigger garden and a big family kitchen. Apart from the slightly weird sauna tv lounge it's a well balanced family home. I can't see how the other one would fetch over £500k compared to this unless someone is very desperate for a property with a granny annex.

@Mummyford thanks, been here 7 hours and still waiting for a ward bed!

That's pretty much exactly what we would do! I'll have a look next week hopefully but I don't think they are particularly open to offers and are not in any rush, she wants to leave more than he does so I get the feeling he doesn't really want to sell!

It's overdeveloped for the original size of the bungalow making it feel niche and unbalanced. Main kitchen is small, there's a table in the hallway which makes it feel like they still don't have enough space. I wouldn't want to sleep in the converted attic when the bathroom is two floors below. I know there's a small facility on the middle floor but still. Too disjointed for my liking, nicely kept but very dated now. Can't comment on the area but I suspect I wouldn't even view it, if I were shopping in that price range and area.

I hope you’re being well looked after OP, and on the road to recovery.

My worries about the house would be that it’s been built on the cheap, and not well maintained. The areas of damp / leaks, warped wood, grass between the paving stones etc suggest either initial construction faults or basic maintenance not having been done.

Because of this I’d be very worried about what would be found when the timber was taken down to replace in the ceilings, what the state of the electrics is, what’s wrong with the plumbing, and so on.

Well I've been to see it finally and I really like it! It looks in good condition structurally and it has so much potential! It feels like a house you would holiday in somewhere in a small village in France!

It's had 3 very low offers over the last year, the EA thinks that they don't really want to move but they need to due to ill health so he thinks it's worth us having a chat with them next week, as they are currently away.

I really think it could be a fantastic house! It's very peaceful and in a great area.

Hope you’re feeling better op! I don’t know the area or the prices so can only judge by the photos but I’d call that a house with a heck of a lot of potential. Yes it’s a quirky layout, unkempt in places and lacks kerb appeal but it seems to be the sort of place you could live with and improve gradually. Whilst making gradual improvements you would benefit from bags of space whilst your kids are young and you’ll also benefit as they get older with having lots of space for guests and privacy. I should imagine the home has been loved by the current owners but the size of it has just got too much for them.
I’d love to take up the challenge of transforming a property like that if finances allowed and of course if the current owners are realistic about selling.

It might have sold but the sale fell through. I don't think the listing date can be changed.

Exactly my thoughts, nothing has to be done urgently, everything is in working order so we could take our time and it gives us the space we need in the meantime.

We'll see next week if they are actually serious about selling!

I absolutely love it, but I think it would be expensive to heat and there's lots of work to do to bring out its potential, but I could happily like with it as is and do up a room a year.

Niche property.

Very nice, but marketed as ‘5 bed’ it won’t actually suit a big family looking for a 5 bed house.

3 bed with Annexe And Granny Flat is closer to what it is.

If I wanted it as a 5 bed I would start re-modelling it.

It looks lovely though.

Update (for anyone that's interested Smile)

We made an offer on the house and it was accepted so fingers crossed we are successful this time after a chain collapse at the beginning of summer and the stress of reselling our house.

We went back to chat to the owners and explored the garden more etc and we have really fallen for it. We're lucky the photos didn't do it justice at all which definitely put people off.

Can't get too excited yet as it feels like there's a long way to go!

Congrats OP - I hope it all goes well. We bought a house that had sat on the market - 2 sales had fallen through but it was on a street we loved with the perfect garden - our offer was accepted and went through with no hassle and we have lived here for 11 years now. I hope you purchase goes as well.

It’s always price at the end of the day though - I assume current owner wont reduce price because they think it’s worth more than people are actually willing to pay for it. If they reduce the price it will sell.
