also would be good to have at least part of the garage (but happy to consider )

how about this?

existing hall becomes the WC with the doors all closed off.
existing kitchen becomes a big utility room / boot room

front of garage becomes a new hall (H) with lots of storage
back of garage becomes a new kitchen with a wide doorway to the living room

Note that the cost of the plan depends on where the plumbing for the toilet is - you didn't show an upstairs floor plan so I don't know where the pipes run. but if the proposed WC is close to the existing upstairs WC, then this would not be too expensive.

I think @parietal ‘s design is great if you are allowed to move your front door. If you can afford it, I would also recommend extending the kitchen (in the old garage space) to the same depth as the living room. This would give you space for a dining area.

If you don't need your garage for parking, then the best and cheapest solution is to convert up to half to a lootility and turn the rest into storage. It's not like you have a lot of space to work with.

Rainbowqueeen · 24/07/2022 00:23

Do you want part of the garage for storage purposes eg bikes? If so I’d modify @parietal design a little by having a smaller utility and creating a storage space there. Or else having the new entry from outside into the utility and having the new hallway as storage

Hi All,

Thanks for your help.

Unfortunatelly , (after discussion with my council)I don`t think I will be allowed to move the main door. Any more ideas?

I wont be able to move stairs either.

@parietal please see floorplan.

If you're prepared to lose the garage and can throw money at the soil pipe problem then maybe the front half of the garage becomes a kitchen extension for dining table, and the back half a lootility, or a utility with toilet cubicle on the right hand wall and a back door at the top. The left hand wall is a solid run of of sink, washing machine and cupboards. Moving the back garage door from the corner of the room to the middle of the wall would mean you could make better use of the space. Or you could lose it altogether as you already have another back door. The toilet cubicle (if you have enough room width for one) could have a window in the back wall

It's a little awkward but in a limited space you might have to choose between "flow" and keeping the loo private from the living space.

ok, so here is version 2

existing kitchen becomes a utility (U) with a separate loo (directly below the current upstairs loo so the pipes should be easy) and a cupboard (C).

the front part of the garage could be a bike store (BS) accessible from the drive. or you could add a door from the utility and replace the garage doors with windows if you prefer.

the back of the garage becomes the kitchen with again a big door from the living room. this might need to be a fire door to satisfy building regs (not an archway) but see what is possible. a pocket door might work well.

Swap living room to front nice cosy room, nice big kitchen/ diner (poss room for a sofa area too at the back. Keep existing garage door frontage so you have some storage but split back half of garage into loo/utility room with door going from your new rear kitchen diner into the utility. Personally I like a bigger kitchen/family room than all the space on just the sitting area.

You could do something like this. Then you have a flow through the house from all rooms to the kitchen. You don't have to move the waste stack too far and get a utilloo. The kitchen might be a bit dark though since you would only have the doors leading to the garden as your source of natural light. Could you add a window above where the new sink is?
