Hi all,

We have had house offer accepted, mortgage accepted chain free and now waiting on solicitors, we love the house but now have thoughts ojr sofa wont fit through the doors and dining room table to big etc, are we allowed to ask estate agents if we can do another visit to take measurements? At what stage do we request this, do we.need to be futher down the line with solicitors, they told us all being well should be in by September, do the vendors have to be out when we visit or does the estate agent let us in, vendors are still in the property at the mo, all new to me so advice is appreciated x

Yes, just ask the estate agent.

OP, will depend on the seller and the market. In a sellers market they might say not until after exchange just incase you decide to pull out because a 15yo sofa won't fit in the door... Hmm
In a buyers market you can push to view again pre exchange.
We sold flats in east and west london (completed Jan 22, offers summer 21) off the back of a single 10min viewing and bought a family home in west london off the back of a single 15-30min viewing (offer feb 22). We didn't allow 2nd viewings after they asked us to take off the market and we stipulated as such before accepting the offer. We are putting our final flat up for sale shortly and will make the same stipulations.

You can ask, they can say no. I have visited again on the past to measure for curtains etc.

Some people ask for a final viewing just before exchange of contracts - it’s normal and you ask via the estate agent

What twiglets1 says.

boymama82 · 23/07/2022 10:16

I don't see why they would say no, we came to our house to measure for the sofa too

Around exchange unless it is a dealbreaker.

We have been told by our solicitor to have a final inspection of the house we are buying. The seller has moved out and anything ( leak/ flood etc etc) could have happened in that time.

We got access several times as well as workmen to measure for carpets and bathroom etc. Estate agents were fab and I guess we must have looked committed to the purchase. We waited until after our survey. If we were there the EA were present, if workmen on their own, the EA requested they picked up and dropped off the keys. All pretty chill

Thank you all for your comments and advice x

Definitely ask for a viewing close to exchange. Some vendors will stop any house maintenance once they have an offer accepted.
