How long is too long?

We have had an offer accepted on a house that was on the market for 6 weeks with no offers. Our buyer is a first time with funds in place and currently in rented. The vendor is being slow to respond to everything, we requested a second viewing to measure up and the estate agent left a message 1 week ago, no response as yet. We
understand the vendor offered on one property and didn't get it, but has said they can move in with family if required. It took the sales progressor 1 week to find out about the offer not accepted. Is it normal to take a week at a time to respond to people? I want to start looking at other houses as the vendor doesn't seem very motivated, but OH says to hold on for a bit longer as vendor might be busy, we are also busy with work and small DC but always respond to estate agents, solicitors requests within 24 hours and have already had our buyer back to measure up. Do I need to just relax? Please be honest

I would not allow second viewings at this stage

Ok is that for me as a buyer? Property is off market and STC online and our solicitor has made contact with theirs what would be the reason for not wanting a second viewing? We allowed second viewing of ours as they wanted to measure up and bring parents to view, I was more then happy to accommodate them. At what point is a second viewing more acceptable? Surely before exchange of contracts? It’s been 10 years since we bought so we are a little out of touch.

Second viewings are completely normal!

user1487194234 · 18/07/2022 18:03

Not where I am

Hedgepiggy · 18/07/2022 18:11

@user1487194234 can I ask what region of the UK you are in? As we are moving to a different county so wondering if things might be different, the market where I am is moving very quickly, houses sell within a week on average with multiple offers.

Ignore all the weird posts about second viewings…

I would also be hearing alarm bells with these Vendors, it is incredible how slow some people can be…

Of course second viewings are normal, you are spending tens of thousands of pounds. Slow to respond vendors sound like a pain in the arse, house buying / selling is painful at the best of times but worse when people are dragging their feet.

mindutopia · 18/07/2022 21:44

Second viewings are normal but usually closer to exchange if they are after offer. It sounds like you’ve only recently had your offer accepted so I wouldn’t necessarily expect a viewing now, but later, yes.

As for response time, is it the vendor or the EA? Our vendor was pretty responsive when we contacted them directly (they gave us their email). The EA less so and their solicitor was ridiculously slow. Could they be on holiday, etc? Are solicitors progressing with conveyancing? That would be what I’d be most concerned with.

Because they haven't found their onward purchase, they may be trying to slow everything down.
