Vendor not found property yet

Hi all,

I've sold my property and I'm planning on moving in with family to break the chain. A week after I found a property of my own and offer was accepted. Vendor is still looking for property almost 5 weeks on and has not instructed solicitors past the bare minimum.

My mortgage camr through last week, I applied for it as I was worried I wouldn't get accepted initially.

I'm in the middle of transferring schools for my DC and this means I need to give up her current place, also if this doesn't pan out I don't want to transfer to a school that I have to drive across town. How long would you give the vendor? I know 5 weeks in the grand scheme of things may not be much and I'm possibly being impatient? I haven't even had the initial pack yet.

Nothing on the market compares size wise for the price.

@commonsense61 i'm not sure what my vendor is looking for, they are slightly older so I would imagine (although this is a guess) perhaps a downsize (possibly bungalow). My main concern is vendor not being able to find anywhere and pulling out as no leg work has been done yet. But I also don't want to spend money and then have to pull out.

I'm willing to be patient but I also don't want to be strung along with no commitment as is the joys of house buying in England. Buyer could easily turn around and say I've not found anything I'm not selling. I would feel better if things were moving along a bit and the initial pack had at least been completed.
