We are selling at an empty property. It has been on the market since February and we've had 3 offers/sales not go through, the latest couple pulled out during the week we were meant to exchange 3 weeks ago and they decided to stay in rented. It's incredibly frustrating. The first sale fell through due to a conveyancing issue (now sorted and no issue), 2nd disappeared after offering? So now the property is languishing on rightmove and I'm unsure whether it's worth changing agent so the listing is bumped to the top?
The last offer was over asking price so am reluctant to drop the asking price. Agent has been good so far but still no sale. When we first marketed the property it had lots of viewings but feedback was work needed doing (it had been tenanted for several years so looked rather unloved). I have since put new carpets throughout, repainted, new oven, new handles on kitchen/wardrobes etc. 3rd offer was after the work had been done and we agreed over asking. Agent has taken new pics since the sale fell through and posted on rightmove including making it a featured property. It's a slightly niche place in that it's huge but only 2 bedrooms, though lots of potential to split into 3 and create an extra snug.
What would you do? Give the current agent a bit longer, or change sooner rather than later? I worry about the market dropping further.
