Marketing my 3 bedroom 3 reception room house as a 4 bedroom 2 reception room house?

I own a terraced house with the layout as follows

G: bedroom 3, shower/utility room, living room (leading on to garden)
1: kitchen diner, living room
2: bedrooms 1 and 2, en suite and family bathroom

If I sold my house could I advertise as 4 or 3/4 bed? 4 beds go for so much more here, whether they have 1 or 2 reception rooms so it's interesting to know.

(Disclaimer before im labelled as grabby: I don't actually plan on selling as a 4 bed I just wonder if there's any rules around what counts as reception/ bedroom. Neither of our living rooms would be ideal for a bedroom although the first floor one would be more suitable)

If the kitchen was on the ground floor then the other 4 rooms would be considered bedrooms wouldn't they? It would have to actually be laid out as a 4 bed to my mind but I don't see the issue if the other rooms are spacious enough to have a decent sized kitchen diner and lounge.

It doesn't seem to make sense having a bedroom leading onto the garden?
(Assuming that'd become the extra bedroom ) do you have a floor plan?

The living room on the first floor would become a bedroom

Nothing stopping you. Stick a bed in and ake some photos. But I would class that as 4 bed, 1 reception, kitchen diner isn't reception to me.
