Does anyone know the Farrington Moss area? Leyland, Lancashire

We are looking to move South of Preston, so are signed up for alerts in a very wide area on Right Move. This afternoon a house came through in this area, it was a nice house had all the rooms we needed and seemed very well priced. When I looked on Check My Street there had been nine crimes in May within 250 metres of the property, including 6 anti social behaviour incidents, arson and a violent assault.

Is this an accurate reflection of the area? We are looking to spend some time looking round different areas later in the year and obviously if that is the case we would not look there.

Farington Moss has some nice areas and others not so much - if you're looking for South of Preston, can recommend the areas in and around Croston, Eccleston, Mawdesley, Euxton, Ulnes Walton, Wheelton, Withnell.
Depends what you're looking for of course, but these are all decent villages with good access to M6, M61 and West Coast mainline. Close enough to Manchester and Liverpool, the Lakes and the Dales.
Good/excellent schools, family friendly, lots of farmers markets and country parks, that kind of thing.

Thank you, those sound ideal, I have signed up for property alerts for most of those so helpful to hear what the areas are like. Schools are not an issue this time as we are retiring and want to be nearer the coast and family.

I’ve lived in Farington Moss. I moved out as they were building the new houses. It’s a decent area. Never had any bother. If you want to DM me a street (or even post it here) I can tell you what it’s like - but in general, I’d say it’s fine. Nice even.

The areas Gherkin mentions are all nice, but more Chorley area. Closer to Preston, if that’s a consideration, Penwortham, Longton, Higher Walton are all nice.

@Evenstar it's a lovely area, we've been here around 20 years and have been very happy.
If you're looking for a place nearer the coast, the village of Freckleton is lovely. It's a proper village, between Preston and Lytham, close to St Anne's, on bus routes if you need or prefer public transport.

What is your reason for wanting South of Preston OP as there are some lovely villages to the north, heading out to the Fylde/Wyre areas but they may not be suitable.

I live south of Preston just over the river in Hutton near higher Penwortham. Longton, New Longton, Higher Walton too great areas in close proximity.
Very desirable.

I live in Higher Walton and love it, I guess it depends what you want though. It’s not near the coast.

Thank you so much everyone, we have settled on south of Preston as that puts us within an hour’s journey of three of our adult children and my brother. We have been to the Lytham area, which is lovely, and looked at the villages on the coast road, but there seemed to be a lot of traffic even in November when we visited and it would easily be another half an hour extra journey.

We are currently at least 90 minutes from the south coast so would be happy to be 30-40 minutes from the coast as that still a lot nearer.

@knackeredagain we are looking at all those areas, the road in Farington Moss is Whitehead Drive on a new estate built in 2003.

A new bypass is being built from the M55 through to the main road from Preston - coast which will in theory reduce traffic on the A roads and village routes, due to open next year I think. Good luck with your search!

Freckleton can be noisy from the BAE runway.

I really like the area near Worden Park and Runshaw College in Leyland as the park is lovely but can be busy at school time.

The villages just north of Preston are also nice, Broughton, Goosnargh , Grimsargh but would add an extra 20mins to your journey south.

South Ribble - Penwortham etc is ludicrously overpriced atm.
