We bought our house 3 years ago and at the time the survey mentioned that the roof wasn't in great condition and needed replacement. We weren't concerned as we wanted to do a loft conversion so didn't bother us.
Fast forward 3 years, the costs of doing a loft conversion has skyrocketed so we figured that we would just cut our losses and sell it.
We have 3 competing offers on our property. Do we tell the people buying about the roof and be transparent that it needs doing? Presumably it will show up in a survey anyway? I really would like to avoid a price reduction down the line!
