what would you do (dormer/extension)

Hi there,

Looking for advise around structural changes to house. I've included drawing of house from front and side- the house has one very large pitched roof.

To my mind (and looking at what others have done) a large dormer is probably the easiest/most cost effective thing to do? In the area marked X - at the moment this is largely eaves/storage. would hope this would give a decent sized additional room plus potentially a skylight (the area to left of X needs clearance for stairs if that makes sense).

The house is timber framed which i imagine will make it easy enough to do...I'll obviously speak to professionals but keen for any advice.

We would hope to extend at some point, and could potentially make that work financially, but would be a stretch. A friend has advised better to do all at once but we may never end up extending.

Just keen to ask as don't want to do the work then regret we didn't do something else!

Has anyone else in a nearby similar style of house had this done? You can look on the local council website and the planning permission details will be on there, you can usually search by street name. If they have, the drawing plans will be on there and you can see what has been granted permission. Some councils will reject plans if it will change the look of a house when the surrounding houses are all in the same style.

You would need to speak with a builder about permissable head heights and what is technically possible.

thanks @PragmaticWench -yes someone has done a dormer with significant extension behind so i'm sure it should be reasonably; the building itself isn't particularly nice to look at to start with!

Sounds like the builder would be the first port of call.
