Making an offer on another property with same agent

Hi, May I please ask help?
About 4 weeks ago we offered on a property that went in to best and final offers and our offer got accepted 40K above the guide price.we have started the house buying process and bank valuation is due soon. We are worried bank May value this house lower. Anyway last week the same estate agent has listed another property in a lovely area that needs lots of work 150K lower than the 1st house. We think this 2nd out will be perfect for us and of course more affordable. How can we ask from the estate agent please? Would they allow us to view the 2nd property please? Any advice will be much appreciated

Tough one I imagine the estate agent will be a bit twitchy about this. They’re working behalf of your current vendor who I doubt would be best pleased to hear they’re showing their current buyers alternative properties. You need to pull out of your current sale first rather than potentially stringing along your vendor

I was in a similar position earlier this year, i emailed to view and they completely ignored it 🤣
Obviously i was meant to buy this one.

@Nothappyatwork i bet my estate agent will do the same. If we don’t get the 2nd house we like to still go ahead with the 1st house please. We are very worried about the bank valuation of the 1st house though, hence looking at other options

I don’t think your estate agent will be impressed! There were other people interested in that house, you won the price war by bidding what price you decided you wanted to pay/could afford. You’ve wasted a month of everyone’s time. They might not recommend you to the owners of the second house if you were to put an offer in.

They’ll likely tell the vendor. I did this a long time ago and House 2 was on with a different agent. Somehow the agent for House 1 found out and told the vendor. Didn’t really matter as I was just about to ring and pull out of house 1. But it was a buyers market then with houses sitting about for months, not multiple offers, etc.

Yes they should do as they are working in their interests

Yes and they will recommend to Vendor 2 not to choose you as you are an unreliable, time wasting buyer.
