Advice please - selling land to small developer

Does anyone have any experience of this please? I have an acre plot but a semi house. Space wise it could fit 4 detached new build houses in the rear garden but would need the house to be demolished to do this presumably. Is it something that is even worth approaching developers with a view to selling? Has anyone done this who can give me some advice on who to approach? TIA

Is your house semi detached?

I'd imagine demolishing it would be tricky unless the other half sold too.

Are you sure you could fit 4 houses plus gardens, plus parking and road into the plot?

You could put the land up for sale and see if some local builder or small house builders approach you. Be aware it is unlikely to make you a significant amount of money as the developer will take development and planning costs off the money they offer you.

(Development costs would include Developer Contributions for affordable housing, education, possibly others too)

Could you afford a planning consultant to see if a development of that size would get pp? And if it's possibly a goer try and get outline permission yourself. Be worth far more with that! And if a semi and next door also wanted to sell and have a similar sized plot all the better.

Best way forwards is to get engage the help of a good planning advisor , if it appears worthwhile get them to put outline planning through and then sell , you will get more with pp than land with potential
remember you will pay capital gains on all uplift in profit

Thanks everyone. There is a lot of similar builds happening close by but with detached houses so a planning advisory seems like a sensible idea as I don’t know anything about this. Does anyone have any advice about how best to get one or even better how to identify a good one? TIA

The chances of being able to demolish one side of a semi are minimal.

You can actually demolish half a semi as they should have been constructed as a house in its own right. You'd need a party wall agreement and various structural surveys to ensure that their structure will be sound afterwards. Consequently it will cost a lot more than demolishing a detached house.

If the neighbour has a similar sized garden, might they be interested in coming in with you?

How weird would it look though to have a still standing half of a semi, with a big garden surrounded by four squeezed in detached houses. What about the access? Surely your neighbours would hugely object to this.

They would, and they'd likely win. The overlooking / overbearing issues would work in their favour.
