Anyone got experience of using Sold.co.uk?

We have been trying to sell our SE London flat since April - had one offer, which was withdrawn due to our EPC rating being E.

We bought the flat for £380k in 2016, and listed it recently for £375k - have dropped the price to OIEO £350k. It's a lovely 2 bed, but has no garden - so we just aren't getting any traction.

We are considering listing with Sold.co.uk - their business model is that they market at a lower price, but don't charge a fee - although they do market at a higher rate, but guarantee your net takeaway figure - which is basically the same thing in my book! Even if we get higher offers, our takeaway figure would remain the same.

The advantage they supposedly have is that they market to their database of investors - who are pre vetted and ready to buy. They also market on rightmove, zoopla etc. They push the fact that they have a speedy turnaround & can complete quickly - they also cover solicitor's fees.

Our onward purchase is not dependant on the sale of our flat - but would enable us to do much needed work on the place we're buying, and leave us without the stress of covering 2 mortgages & bills or letting the flat. Also, with rising interest rates, I just don't see the market for London flats picking up any time soon.

I just don't know what to do!

Hello, sorry to be a bit late responding to this!! How did your sale go in the end?
We're thinking about viewing a house on with Sold.co.uk. Does it mean the owners don't have any say in what price they'll accept then- it's all negotiated with the estate agent?
Thanks!
