Horrible garden, great location

I can see past the awful interior, we can fix that with our nice furniture and re-decorating. I’m really struggling with the garden though, it’s just so far from the grassy, planty, pretty space for the kids to build dens etc. the owners ripped up perfectly good lawn for that not that long ago. I could cry!
everything else ticks the boxes in terms of location, off road parking, quiet road.

quite honestly I would suck up anything and everything in terms of a property if it meant a sure fire for a local brilliant and highly recommended school.

I was about to say don’t be ridiculous you can fix a garden - then I saw it.

it would cost a fortune to put back into a natural state. And that won’t fix how small and overlooked it is.

there was a similarly decorated house for sale when I was moving. The owners clearly loved it - and and spent a fortune on decor. I would have had to rip everything out but it was priced as a home in very good condition. So it was a no.

I don’t think the interior will be that bad when all the tacky crap is moved out of there. It at least won’t be difficult to improve the decor.

The outside space was never going to make a nice grassy garden from the looks of it, and although it’s not great now, I can’t see how they could have made it much better when it’s shaped like that.

Move out of area. You couldn't pay me to live in that grey monstrosity. I grew up in that area, could you move to a BL postcode? You'd get more for your money and still be easy commute (my dad would cycle from BL8 to central Rochdale and back for work every day). If I still understand that housing market correctly OL postcodes are getting sought after, much like M postcodes 10-15 years ago. (Radcliffe used to be a place to avoid buying until people realised you could be M26).

Don’t like the decor.
Personally I think the garden is fine, wouldn’t put me off unless I was an avid gardener, even then…
Nothing a few trellis with climbers and large tubs couldn’t sort out.
Unless I had a dog, that might change things!

oh my god, the decor. No. No no no. You'll have to spend so much money to make this how you like it; the interior AND the garden. I wouldn't bother. See if there's another on that street that hasn't been buggered about with. It's really not worth paying top whack to rip literally everything out.

Any idea how much it would cost to get a professional landscape gardener in to take it back to enough of what you need?

Just taking out the hard grey paving would help. It all looks uncomfortable & unforgiving if kids are playing out.

If it’s been in the market a while, then you are in a position to negotiate terms that allow you to sort the garden out. Either have it done before you move in or once the kids are back at school.

Neighbours back garden has been concreted and slabbed to high heaven!
Latest quote to remove the concrete is over 40K

Not sure I'd want to splash that much on the garden when the inside also needs a lot of work!

I think its a great house, decor aside.

And I like the outside space, no its not a garden and yes I'd add plants etc. However all my children are grown ups.

Could you re turf the lowest section ?

I'd certainly replace the lawn at the earliest opportunity if I lived there, but I guess it all depends on how much it would cost.

It’s a lot of house for the money! You get a 2 bedroom flat with no garden for that money round my way😢

So overlooked though, it’s quite odd. Can’t imagine getting in that hot tub with all those neighbours around you😵‍💫 And the garden is not family friendly, it’s an odd thing to do to it when it is a family sized house.

The inside space isn’t used well, dining room is too big and kitchen too small imo. And Oh my god, the decor…..I genuinely thought that first few photos were some weird arty black and white bit, most awful!

Just WOW ! Wasn't expecting that when I opened the interior pictures. I saw some sites in my Estate Agent days but I'm not quite sure I've ever seen anything quite like that 😧TBF, the interior won't actually be that bad once all of their tat belongings have gone, but is there access into the back garden without going through the garage/utility etc ? It will be a nightmare to get rid of all of that paving, hardcore etc through the house and get all the topsoil, turf etc in....plus it will bump the cost up. it cost us £5k to have our 20ft x 20ft back garden re done 4 years ago and that was straight forward with easy access. I would think really carefully if it's something you can't live with if you have to.

I'm ever the optimist and can see potential in that garden. Sell the man cave, sell the slabs, sell the hot tub. The slabs, shed and clutter are making it seem smaller than it is. It's not a country estate but it's perfectly fine.

That conservatory looks very homemade- they seem to have used a mix of dark and white frames.

Could you take down the conservatory to give more space on the top level, have it top-soiled and turfed, then do the same at the bottom level but have gates at the top and bottom of the steps to stop children getting access?

I would look at it as two separate mini gardens, the lower level for the kids and the upper level as a haven of pot plants.

DD would love that separate building.

I'd go for it. The interior can soon be fixed with your own furniture and a bit of re-painting. I think the garden could be fixed, too, by removing some of the tiles and inserting a few plants, along with a lot of tubs. The children could have a trampoline, sandpit, wendy house, etc, and would probably love it.
