Horrible garden, great location

I can see past the awful interior, we can fix that with our nice furniture and re-decorating. I’m really struggling with the garden though, it’s just so far from the grassy, planty, pretty space for the kids to build dens etc. the owners ripped up perfectly good lawn for that not that long ago. I could cry!
everything else ticks the boxes in terms of location, off road parking, quiet road.

I think the garden is OK - but it looks like it will always be more of an adult relation space than a kids play space, even if you do put a lawn in.

In terms of the interior... I'd have to offer as if it was completely unmodernized. I could not live with myself if I handed over any money above "unmodernized value" to people with such appalling taste. I'd be sorely tempted to offer £100,000, and tell them its £350,000 less £100,000 to do it up, less another £150,000 to go towards the trauma counselling you will need to help you deal with the realisation that you have to share a planet with people with such appalling taste.

bedroom 4 looks tiny - no measurements given
and only one bathroom
and the route to the kitchen looks a faff , going through the living room-sitting room-kitchen

Good points though- storage , utility
Scope for a 2nd bathroom downstairs (maybe off the Utility?)
Near railway and schools
Looks a fairly quiet road

Garden is workable though. Keep the Summerhouse , add raised planting beds

My DC rarely use our garden even when little ,so that wouldn't bother me regarding the size .
I wonder if they decorated to sell or if this is their taste ?
There are shops near me that are full of grey/silver crushed velvet . Mirror , crystals . Not somewhere I'd look in.

I was willing to give it the benefit of the doubt, thinking "how bad can a garden be", but no, that would be a deal breaker for me. Even if you took it back to grass (which will be a nightmare in terms of rubble removal), it's still a split level garden. If you have young DC, that's a nightmare and you'll only end up using the top level with a locked gate.

I'd carry on looking OP.

(P.S. Wow... that living room! On the original Rightmove page I thought they'd done B&W photos of the interior until I clicked it! The kitchen looks totally out of place! Thankfully without their furniture in I think the interior is fine, but the garden? It's a no from me)

how expensive/cheap is it compared to other similar houses? if its about standard then i would discount. But if its substantially cheaper because people are put off by the garden and its the only way you can get a 4 bed its worth considering. You could get some really attractive large planters and put tall things in.....eg trees with lovely lights on. The summer house area would be great for kids as they get older.

The garden wouldn't be a deal breaker for me. Large planters filled with bamboo could do a lot to help to soften the look of it. My teenagers would also love the garden room/hot tub/BBQ set up.

The inside of the house would depress me though. All that grey to get rid of.

How old are the kids - and is there any green space nearby?

We moved here it's decking and gravel and not great for the DC - I think if I'd realised parks here weren't as good as where we moved from I'd have been even more worried - but with in a few years they weren't out side much anyway and the four bedrooms we got were totally a good idea.

This isn’t too far from me waves from Mills Hill what godawful decor. Underneath all those slabs will be either concrete like a PP has said, or a lad of hardcore. I’m a keen gardener and wouldn’t touch it.

Have you thought about Milnrow and Newhey? There are a couple on Rightmove with gardens which might suit better, plus you’d be close to the tram when kids get to teens and want to do stuff a bit more independently.

The inside is good apart from the decor and furniture which is easily changed. The garden would be less work than a lawn etc, and good for entertaining in summer, it could be improved with large wooden planters as borders. As you are higher than neighbouring properties are there good views? It looks as though it would be a practical choice, although not your ideal property.

Obviously the sea of grey/ silver can be dealt with easily! 😱 the kitchen and bathroom is good spec so I'd keep that.

That garden can be made beautiful again easily! I'd probably get rid of the pub 🤣 but might be handy for storage

You could rip out a few tiles along the back wall and plant some small low growing trees to soften block the view
It's actually pretty good paving and retaining walls so that's a win

All in all I'd go for it as it's been well kept just not to everyone's taste !

Realistically the playing in the garden years are very short. By the time they're in secondary it's over.
My DC are students, and still love the garden! Slopes are fine. For me, that garden is awful. Where's the nature!

They won't be playing football and wanting a paddling pool on the lawn though.

Outside space for bbqs, hot tubs and sunbathing yes, lawns for games not so much.

I agree with the lack of green though.. I'd have to have some big planters or take some slabs up

The garden of the next door house looks to be much the same size and a fairly usable space for kids, though granted the levels are an issue with this one.

I think I understand what's going on from that arial photo.

Looks like the houses are built on a slope and I'll bet whilst the neighbours garden looks more usable (and grassed) it's probably got quite a steep slope so isn't as child friendly as it seems.

I think this family have got round the issue of the slope by terracing the garden - which isn't a bad idea apart from they've gone way overboard with the paving.

As such there's scope to re-turf the bottom section (get rid of the massive shed and skanky sex tub). Obviously you can't put real grass down over the paving and ripping up would be pricy, but you could put down good quality artificial turf add some planters and turn it back into a green space quite quickly.

The decor is awful, but that can be sorted as well.

Tbf the garden wouldn't put me off because the alternative of a sloping garden would be worse and expensive to terrace - they've done that for you.

As you say OP, the interior can be changed. The garden doesn’t look great but if you’re happy to get rid of the entertainment complex and don’t want a hot tub then the lower tier isn’t a bad size.
If you can lift the slabs yourself (offer them free if someone can lift and take away but watch for dodgy responders) then it should be possible to seed or turf (funds permitting) the lower tier this year. Any family or friends willing to take cuttings or gather seed?
it’s possible to create a much better garden but it will take time and money.

I need some bleach for my eyes. Good grief ive never seen a house with so much going on in my life.

Once i could focus on the shell of the house its not actually too bad. Take all that bling and monochrome out and you could make it quite a nice family home. The garden is a bit meh to me. Not as offensive as others find it. It is someone who doesnt have much interest in growing stuff idea of a useable space for what they enjoy. More than likely showing off their gym bods getting a tan whilst drinking a G&T.

Thats going to take some serious work to soften the edges of the garden if you want somewhere for kiddies to play. Probably a no go for you from what i see.

I'm not saying this is the way to go.....but look at the difference some pots make. That said I'm not sure I could buy that place, but then i'm a keen gardener
