Horrible garden, great location

I can see past the awful interior, we can fix that with our nice furniture and re-decorating. I’m really struggling with the garden though, it’s just so far from the grassy, planty, pretty space for the kids to build dens etc. the owners ripped up perfectly good lawn for that not that long ago. I could cry!
everything else ticks the boxes in terms of location, off road parking, quiet road.

It's very strange that it seems so high up compared to the neighbours. I think if you took the shed away and the hot tub you could have a sandpit and some play things. I'm sure something can be done to soften it with some imagination. Perhaps some false turf for the kids to play on. Yes it will never be a beautiful green expanse but if its the only option I think it can be made better. The house itself has shocking decor but its a really good size.

Realistically the playing in the garden years are very short. By the time they're in secondary it's over.

Its for people that want to sit outside and not great for children.

If I had to live there I would get long planting troughs and fill with mature bamboo plants along the balcony walls for privacy.

thats a good garden for inner London - could be transformed with nicer paving, awning, lights, paint, trellis, plants etc. good for eating out but not for little kids.

@Newgirls yes if it was inner London it probably wouldn’t be so bad as space is at such a premium. But it’s Rochdale!

Depends on the child. My 14 year old still gets a lot of use out of our garden practising sports and letting off steam after school/homework. If anything, we could do with a bigger garden now than when he was little!

Is it the size of garden (too small?), the split level or that it has been paved over?

It's so good that you can look past the decor - so many buyers can't and that's where you could get a bargain

but if another house comes up nearby with lawn etc you might be kicking yourself

I actually think it's salvageable! Add planters with bamboo or climbers for privacy, lots of potted plants and eventually replace some/all of the patio with turf. Sell the spare flags. You'll probably get a lot more sun that the neighbours which much lower gardens.

that is not a child friendly garden whatever you do. It would be a no from me. They'll kick balls over the edge / into windows etc.

Is it perched on top of a hill?

By the time you sort inside which is hideous, and the garden, you will have spent ££££££

I think the garden could be greened up but I just don't like that it overlooks other houses etc and it's just a bit rubbish. The carpet, wallpaper and everything else would make it a no from me.

Oh dear. I suspect there’s concrete under those paving slabs (since they look to have been laid really well!!) which means it’s a hell of a job to go back to grass or even put some ground level flowerbeds in.

I don’t know the area at all OP, just looking on rightmove, but what’s wrong with the two on Charlton St near the canal? They’re cheaper and a lot nicer at first sight but maybe I’m missing something

I'm really confused by the garden, why is it split level?

The inside isn't to my taste but that won't be the end of the world to change. It will look very different when you have your own furniture.

What is the surrounding area like for parks? Are they close enough and nice enough to become the default for kicking a ball around?

Is there a significant drop over the back wall? I would worry if had small children.

Imagine the garden with just grass (no shed of hot tub) would it work for you?

If not then don't buy it. I love my garden and my teens use it frequently, even just to hang out in.

Although nothing at all like what we have, which is very earth friendly, veg and fruit producing and cottage gardeny, i think this patio is not the worst thing about this property. It will suit someone. I don't feel the same about the interior. It makes me think of incredibly sticky lip gloss.

@minipie the ones by the canal are actually very small inside comparatively, sq footage we wouldn’t be much better off than the house we are in now. Much of our furniture wouldn’t even fit!
