Where Is 'Leafy' in London? 800K Budget

Hi everyone,

DH & I are considering a move to London after the offer of a transfer from his work. My work have offices there and are happy to move me too so it all seems like it's falling into place nicely.

We've planned a week's holiday to London for early August. My question is...

What neighbourhoods should we check out? He is a remote worker, but I need to reach my offices in Covent Garden twice a week.

We quite like leafy, tree-lined streets and green spaces... budget 800k, happy with a flat. 2 beds is a must, 3 beds would be nice.

Thankful for any suggestions!

I live round the corner from that flat on Shepherd's Hill. It's a great location- by the tube and a short walk to either Highgate village or Crouch End, plus you have Highgate and Queens Woods on the doorstep and the Heath not far away. Lovely.

I've lived in both Highgate and crouch End and Shepherd hill is a lovely leafy road I agree. However based on the OP's desire to live the London life I'd say the Maida Vale option, or indeed if she could afford it the Hampstead Village or Belsize Park would be better. Simply because Shepherd hill isn't really in the centre of a village or area, it's the link between two areas so as such it's a 10m walk to the shops or the tube etc, whereas in the other areas you could literally step out if your flat and into a coffee shop in 2 minutes.

Also whilst Hampstead Heath and Ally park are nearish, you would still need to walk around 30-40 mins to get there.

To be honest that's a healthy budget if you're happy with a flat. I only know north London, but You could be anywhere from St Johns Woods (by Regent's Park) to Stoke Newington or Islington, to Hampstead. You might need to refine your criteria a bit more

800k is not a health budget for SJW, Maida Vale or Hampstead…

The Little Venice flat is lovely, and by the canal, however, check the lease. Mansion flats in W9 are 1m+ and being sold without needing to go online. Maida Vale is an absolutely gorgeous place to live and walking distance to the centre, Hyde Park, SJW, Notting Hill. If you are going for a mansion flat in London, check the service charges. 8k in my block this year and next year.

The Highgate flat is gorgeous!

Chingford? 10 minutes to walthamstow, 30 minutes to liverpool street, as close as you can get to epping forest.

2 bed house practically opposite Brockwell Park with it’s Lido, hill, lovely views etc. In Herne Hill which has two rail lines (including Thameslink), walkable or quick bus to Brixton for tube, cinema, theatre and everything trendy.

Herne Hill has a farmers and craft market on Sundays, lots of lovely cafes etc.

This house is in a lovely collection of cottages.

Kew or Richmond - great shops, transport, great for kids, schools, leafy. Very family friendly.

Haven’t read the full thread but just to say that flat listed in Muswell hill looks amazing. There is a tube as highgate station is half a mile at most, and the bus stops pretty much outside your door to take you there. You are just opposite highgate woods which is magical doesn’t even feel like you’re in a city, and that path along above cranleigh gardens is a lovely walk and takes you to Alexandra palace, there’s so much beautiful leafy space around there.

if you can’t tell I used to live on one of those streets and loved it so much. I would jog through the woods, or to ally pally or to Hampstead Heath or kenwood house. I miss it!

Putney, Belsize Park, Hampstead, St Margarets.

I lived in Putney for 2 years as a single 20 something and loved it.
