Where Is 'Leafy' in London? 800K Budget

Hi everyone,

DH & I are considering a move to London after the offer of a transfer from his work. My work have offices there and are happy to move me too so it all seems like it's falling into place nicely.

We've planned a week's holiday to London for early August. My question is...

What neighbourhoods should we check out? He is a remote worker, but I need to reach my offices in Covent Garden twice a week.

We quite like leafy, tree-lined streets and green spaces... budget 800k, happy with a flat. 2 beds is a must, 3 beds would be nice.

Thankful for any suggestions!

I feel like Wimbledon matches your brief. It is so handy for Central London, both tube and overground services. It has a good high street with lots of useful shops and super markets. You mentioned the theatre - obvs access to central london but there is also a theatre in the town itself which gets a lot of very good touring groups. Dundonald Park is the closest green space but Wimbledon village is a short walk, full of lovely pubs and shops and the very beautiful Wimbledon Common for walking.

I think Turnham Green is lovely - felt more like a village than anywhere alse I've lived in London.

I live in Ally Pally. It meets your description exactly. It's close to Muswell hill and Crouch End but due to a less desirable postcode- N22, so officially Wood Green- its slightly cheaper.

Thanks folks! Belsize Park looks lovely too! Another one to visit - thanks so much. Seems very reasonable too.

I'll check out Ally Pally, Richmond, and I think Hammersmith could be a front runner.

I have a soft spot for those dreamy mansion blocks... although I suspect they come with plenty of downsides. Also pp makes a good point about the stairs.

Leafy and near the river: Barnes?
If you like the architectural feel of Islington but with more trees, the Brockley conservation area is lovely. I don’t think it’s that ‘family’ as the secondaries are still rubbish. Loads of young professionals and artists. Agree that Ladywell and Hither Green too scruffy for your budget. Avoid the vastly over-rated Clapham…

Little Venice of Maida Vale near the canal would be nice, as is of course Belsize Park and Hampstead.

Muswell Hill won’t be central enough for you though it has a nice feel. Your budget may stretch to Highgate though?

@Cloud16 not necessarily, do you want to make a big profit? do you want dc at some point. how long you planning to stay here.

If you are without dc & with that budget I would go with Wimbledon, Clapham, Islington. You want the lifestyle on your doorstep.

Seriously OP, walk into Belsize village, have a walk into Hampstead ( they are connected) , pop into the lovely pub on Flask walk and then a walk on the Heath and you will get why it fits your bill and holds its money- its 10 minutes to Bond st from Finchley Road tube and will take you 20 minutes to Covent Garden via any of the lines. If you can live with a nice 2 bed flat , you will get something lovely and won't regret it - it's where I met my H too- so I've always had a soft spot for it -

@hatchyu not too bothered about making a big profit. The kids thing is up in the air because we would like them but I am struggling with infertility (and have been for a while).

If I liked it, I'd say indefinitely!

I'd go very central if I were you. Parts of Pimlico are very leafy, or close to Hyde Park in Bayswater or Paddington.

I'd go for a much more central location - your budget would buy you a 2 bed period or a 3 bed modern flat in Pimlico/Westminster and you could walk/cycle to work along the embankment if you wanted to. Pimlico has a villagey feel and a good range of local shops and restuarants and you can walk to Chelsea or the West End and a cab back won't break the bank.

Yes, I'll be going down to visit a few neighbourhoods and then renting in my favourite one for a bit. I'm hoping not to rent for long though.

Lovely flat here in Wimbledon - convenient for both South Wimbledon (Northern Line) and Wimbledon (District Line and mainline trains).

We go to London a few times a year and we always stay across from Hyde Park, near Bayswater tube. I LOVE it there. Very leafy imo 😉 but I always thought it would be out of budget. I'll need to have a Rightmove session ASAP.
