Where Is 'Leafy' in London? 800K Budget

Hi everyone,

DH & I are considering a move to London after the offer of a transfer from his work. My work have offices there and are happy to move me too so it all seems like it's falling into place nicely.

We've planned a week's holiday to London for early August. My question is...

What neighbourhoods should we check out? He is a remote worker, but I need to reach my offices in Covent Garden twice a week.

We quite like leafy, tree-lined streets and green spaces... budget 800k, happy with a flat. 2 beds is a must, 3 beds would be nice.

Thankful for any suggestions!

Brockley or Ladywell.

Agree. Ladywell 20ish minutes from Charing Cross by train, then 5 minute walk to Covent Garden from there.

I’ve just moved from Ealing and really missed it! There are some lovely streets, especially near the Common.

It has fantastic transport links too, now made even better with the Elizabeth Line.

I definitely think you should stick to a flat and live in a nicer area. You don't need the hassle of a house and you sound like you want a tube. You don't sound like you have kids - is that right? Places like Ladywell and Brockwell are a compromise imho in regards to transport, lack of tube, village centres / amenities etc. The list I posted above is only places near tubes without such compromises (if I do say do myself Wink) and many are walkable to the West End.

It's a misnomer that you have to be on the Tube to be able to get around London conveniently. The Overground, DLR, Elizabeth Line, mainline trains, buses and for some people the river buses are all good from Inner London.

If you don’t have kids then I’d definitely get somewhere like this. Places like west wickham, Bromley, ladywell, hither green etc - they’re ok but they’re very family oriented and you could buy a decent house for thah

if you have no need for the space then I’d definitely buy somewhere more central and enjoy London properly!

Ruislip area. About 35 minutes into London. You'd get a 3 or 4 bed house. And there are acres of Ruislip woods.

Northfields in Ealing is leafy, family-friendly and on the Piccadilly line for Cov Garden.

Definitely stay central OP. That one you found is lovely.

What about this one here in Highbury? Very easy to get to and from town, couple of stops on the tube or hop on the bus. And you get a massive roof terrace

South London is really leafy and your money goes a little further. I’d check out Crystal Palace, Gypsy Hill, Dulwich, Sydenham and Forest Hill.

You don't want to change tube lines if you don't have to, and for that budget you'd get something really nice in Hammermsith, which is direct on the Piccadilly Line and has the river, fairly low population density, and nice parks.

A lot of the recommendations are more for family areas - I don't think anyone moves to Bromley or Brockley or Hither Green without children!

I would want to be on the tube with that budget and requirements - it's just better and more frequent than other modes of transport in London. I say that as someone who moved away from the tube for a more family area!

If you want seriously leafy, something like this one in the Sydenham / Dulwich woods area is about as leafy as it gets, you could be forgiven for thinking you’re not in zone 3 and 15mins from Victoria…but I expect you probably don’t want that.

South London gets green and leafy a lot closer to central London than does North London, so South has much shorter travel times, and is not ridiculously overpriced like North London. East or West London suburbs also both worth a look for leafiness and have good overground transport.

I used to live around here but £800K for that?! It’s got such a depressing look to it, only nice cos of the furniture and dressing otherwise it looks like an ex-council place

Agree with Wanstead, very nice village feel. You said leafy but I have always loved living in Docklands (Royal Victoria, Pontoon Dock) with all the high rise flats and modern development feel. I would love to live in Canary Wharf too with the ultra modern living.

Second the suggestion of Hammersmith / West Kensington area - Piccadilly line will serve you well. You should be able to get a 2 bed in Queens Club Gardens for that budget which has a private residents garden square, very quiet feel, short walk to the tube.

If you can go that budget you can't beat Belsize Park/Hampstead in my opinion- you have Hampstead heath/parliament hill fields on your doorstep- Regent's Park and Primrose Hill a 15 minute walk -very leafy, nice shops and cafes plus 3 tubes all handy plus the overground. My son lives in a share in Belsize - loves it.

That mansion block one is lovely - though I notice the description doesn't say what floor it is on, or whether there is a lift. This is something to consider, as hauling your bike/shopping/new sofa up 4 flights of stairs isn't for everyoneSmile
