Semi-detached property. A bedroom conversion, possibly with bathroom, and fixed staircase.

Without the bathroom I’ve been quoted 40,000.
I found some amazing roof tiles that you put in instead of retiling the roof theyre £10,00.
I think im going to install those at the same time

We were quoted 40k about 18 months ago including a small shower room. Needless to say we haven't done it as don't have a spare 40k!

Ours is starting next week - SW London, end of terrace, 1 bedroom, 1 bathroom, new stairs to loft plus refurb of middle floor bathroom and refurb of stairs to ground floor is around £60k

I'd say that's a bargain @Sunnyshoeshine. It's about £70k in my neck of SW London for a dormer with bedroom and en suite on a terraced house. £6-8k to refurb a bathroom on its own.

@easyday It is very good. They are basically chucking in the middle bathroom refurb almost at cost I think. We are using one of those specialist loft companies who basically do the same thing on every house that looks like ours, and i think that has helped keep costs low. We don't want anything special - just more space in anticipation of a potential DC2 next year! 😅

Anyone with recent experience of a loft conversion outside London? We’re contemplating buying a house that we’d like to do one on, in York, and would be really useful to have a ballpark. It’s end of terrace and would be staircase and bedroom. Ideally bathroom but could cope without, and probably needs a dormer. I was mentally thinking between 40-60k?

Where are you based op?

We did a dormer conversion (huge room + en-suite), and with all fittings and total decoration + a new water system, it was £53k. Amazing build team. Can send photos if you like!

We used a company called Absolute Lofts who were bloody brilliant

It’s strange when you see numbers being thrown around without any information on sq.ft. A semi- detached doesn’t mean that one number will translate exactly in the same way every where.

How big is the footprint? what spec are you going for? What kind of windows? How big a bathroom? Fully tiled or not? What kind of flooring in bedroom? How much structural work?
