My dad died in December 2021. I have a buyer for his house who is waiting to proceed.
My issue is that an Equitable Charge has been placed on the title deeds of the property dating to 2006 in favour of HMRC (formerly collector of taxes) for £1,806.

My solicitor informs me that the sale cannot be finalised until she has the total amount for the debt, who the debt is owed to within HMRC and their bank details to pay them upon completion. However, she has not received a response and over a month has passed since she first contacted them. I have tried very hard to gain information from HMRC myself but have been met with brick walls. No one has any record of debt in my late father's accounts. The court does not hold any record of the case and the Land Registry do not have any more information than I am attaching here.

Unfortunately for me, I am having to sell the home I have lived in for the last 20 years to settle a lifetime mortgage which my dad took out in 2004 There isn't enough left over to buy a house for myself, and every day that the lifetime mortgage remains unpaid interest is being charged at £38.55 per day. The remainder of my late dad's estate is to support my housing in future as I am in receipt of ESA and expect to be migrated to UC when my circumstances change.

How on earth do I get this sorted out? I am desperate now.
