Ok so what are your views on the changes to assured shortold tenancies and other changes coming from the renters bill?

Ex landlord here, long term I don't think it'll make a whole load of difference, apart from to increase rents further & decrease supply a bit. You can still get an exemption from having pets and still get possession of the property if you really need to, so what changes? LL's will put up the prices to accommodate the extra hassle & only take tenants without pets. More regulation is not the answer.

What we need is a massive house building program & proper investment in a large quantity of quality new social housing.

Fine. But I've never done a no-fault eviction anyway.

Supply will go down and rents up. Which is a bad thing for renters.

We're supportive and we're happy to allow pets anyway but I do agree that it's likely supply will go down and rents up.
