Do we have to go through planning again...?

Hi all,

We received planning permission from the council for a 3m wide by 4m long conservatory, all glass. (4m extending from the house - semi-detached)

Now, we want to scrap the conservatory plans and get a proper brick extension of exactly the same size.

Does anyone know if we'd have to go through planning again for this? Really hoping not as it took 6 months to get it through 😅

Depends on the council but I’d imagine yes.

Yes because you have planning for a conservatory and not an extension.

Yep I’d say so. We had to reapply because we switched architects. First application took about 6 months, this time they’re apparently back to an 8 week turnaround! 🤞🏻 So it might not be too painful for you. Especially if your previous application was granted (ours was) it should sail through!

It sounds like you might be in the permitted development scale so planning should be quick. If you are sure you are within PD you could build without planning.

Take a look at the planning portal website. I would say you can probably do it under permitted development (no planning required).
Obviously don't know whether your house already has extensions or is listed building/conservation area etc. but if there isn't anything like that then you should be ok
