We had an offer accepted on a house on the 26th of last month. No chain whatsoever.

We are first time buyers, so apologies if this is a stupid question. How often should we be chasing our conveyancer? They have all our documents + financials, paid the searches fee quite a while ago (pre jubilee weekend), mortgage is approved and they have copies, survey is early next week (sadly was earliest availability.) I have seen nothing at all from the other side, someone mentioned I should probably have been given a fixtures and fittings document?

I queried on Monday if they needed anything else from us, and when searches would be submitted. Got a bit of a snappy reply from them, saying that they have not done searches yet and will do so in due course.

Is this normal?

You might find this website useful, my daughter is also a FTB and I bought her the book. Conveyancing does take time, and it's useful to know what is happening and the order of how it progresses. Good luck

The best thing to ask them is if they have received the contract pack from the sellers solicitors. This would contain the fixtures and fittings form, along with the contract and some other documents relating to the property. usually searches aren’t ordered until the contract pack is received. I would make sure you’re in receipt of this before having the survey done. You can also call the estate agent and ask them if the sellers have provided the contract pack if your lawyer isn’t being helpful.

Searches for us took about 6 weeks. I would just check in every 7-10 days to ask if they need anything from you. I don’t think we got the fixtures and fittings list til much closer to exchange.

In my experience its worth phoning and ask them when they expect to have them done. That may make them do it today.

Have you given them a date by which you want to move? Its worth doing so - say maybe by end of July?
