Buying property while pregnant?

Hello,

I am looking for some help and advice on how to buy my first property while pregnant.( I am currently 35 weeks and my tenancy expires in October).

I have a deposit ready and set to go.

My maternity leave from work will start in mid August. So I will have my work documents (current salary) until then, before I go on Statutory Maternity Pay.

Would like to hear your ladies first hand experiences with property buying and what is the best way to go forward in current situation.

Procedure was more or less the same for me as if not pregnant I just had to provide some pre maternity payslips to evidence what I would be earning when I go back. They also wanted to know anticipated childcare fees to for the affordability check.
We got our mortgage via London and County and they're really good to know which lenders to approach depending on your circumstances. I don't think lenders are allowed to discriminate against you for being on maternity.

I used to work in mortgages. It’s best to be open and honest with your broker about pregnancy in case there are any issues with the lender which delays your offer so there are no surprises if you have to submit your maternity leave payslips if they ask for more up to date documents. Generally they’ll probably ask for a letter from your employer confirming your agreed return date and salary for when your leave ends, obviously if you plan on dropping hours that could impact your affordability assessment as they have to take into account earning less. Definitely speak to a broker as they’ll know better what the appetite is in the market.
