House rewire cost

Has anyone had it done since the crazy price increases? It’s a 3 bed semi, NW, would be empty for the duration of the work…

East Midlands here. 3 bed semi, although kitchen wasn't included as it was done recently as part of an extension. Rewire 3k in total, but the plastering was more expensive, that came in at about 5k

cashmerecardigans · 12/06/2022 14:18

That was last Summer

Applesapple · 12/06/2022 14:42

I’m in the NW, also a three bed semi and empty. Not had work done but got 4 quotes
-8k
-8k
-9k
-8.5k

:(

Three bed bungalow - £4,800 plus VAT. Empty property and bungalows are cheaper than two storey houses

kerosene20 · 12/06/2022 15:03

NW 3 bed terrace early this year -£3800
no VAT as they’re not vat registered.

Notmyyearthisyear · 12/06/2022 17:03

Omg 😳 I really didn’t expect anything above 5k… or shall I say, I was hoping that 5k would be enough…

@Applesapple did your quotes include making good??

OP posts:
Applesapple · 12/06/2022 17:54

@Notmyyearthisyear OOOPS!! SORRY mine were ESTIMATES! SORRY!! One did say he knew the area quite well and did one on the same street recently for 8k (all the houses are similar)

some did, some didn’t. One was 9.5 (inc VAT) didn’t even include rubbish removal. I haven’t bought the house yet so I’m hoping that a lot of them are being conservative so they don’t give a low number and find that I actually live in a three bed mansion or something.

Notmyyearthisyear · 12/06/2022 19:15

@Applesapple no worries, and thanks for clarifying.
It’s still quite a lot IMO! I’m in the same situation (buying) so impossible to get a quote. Well, rather difficult. I don’t want to bother the vendors too much!

@Notmyyearthisyear yes! So many of the electricians have said to call them back after I’ve completed. It’s so frustrating!

CoastalWave · 12/06/2022 19:27

You're easily looking at £8k-£9k. No chance it would be £5k.

BammBamm · 13/06/2022 12:46

We're NW and DP is an electrician and would not be charging £8-9k for a rewire of an empty 3 bed semi.

Notmyyearthisyear · 13/06/2022 17:03

@BammBamm what would he be charging, if you don’t mind me asking?

OP posts:
BammBamm · 13/06/2022 17:18

If it was local around £4.5k for a basic rewire on a standard sized 3 bed semi he said.

Molliebee · 13/06/2022 18:54

I paid £4.5k for 3 bed end terrace in the Midlands. No vat as not vat registered. Inc plastering afterwards (filling in not full skim) but not rubbish removal

Another quote came in at £5.5k plus vat

Notmyyearthisyear · 13/06/2022 22:05

Thanks everyone, there’s hope I’ll be able to afford it 😂

OP posts:
Applesapple · 18/06/2022 13:45

@Notmyyearthisyear first proper quote, just under £7k
