No hallway/hallway that’s the size of a postage stamp - I lived in one of these when I has 3 young dc and I couldn’t get the pushchairs in through the door. Nightmare.

Open plan - I don’t mind a kitchen diner, or a lounge diner, but when it’s ALL one room, I hate it.

No bath - I don’t like only showers.

fully paved or shingle covered back garden - there’s a lovely 4 bed modern detached house on the market round here that’s not selling. Big rectangular garden fully shingled. Dc can’t run about bare foot, play football, sit on a rug without serious padding. It’s so awful and must have cost a fortune.

i love the greenery in my garden but next door prefers plastic plants and grass - one person’s hell is another’s heaven.

No hallway

No access to the back garden except through the house

Our surveyor friend says the thing to look at is the gutters - if someone looks after their gutters, the rest of the house will be well maintained

Contrary to Mumsnet generally - I don't care about parking, as we don't have a car, and I don't care if the garden is overlooked, anyone can watch us in the garden as we don't do anything that I feel we need privacy for

Biggest one for me though was a house that absolutely stank of dog. It made me feel sick and I couldn't concentrate on the house, I just wanted to leave.

No hallway, no garden, no driveway big enough for at least two cars, less than 3 bedrooms, or bedrooms that have been split in two to make more bedrooms so that you have two tiny unusable bedrooms (came across this a couple of times when viewing houses).

Leylandi or other big trees by the fence - have had this before and you just can’t grow anything underneath.
Paved or gravelled “low maintenance” gardens.
Parking.
Near a takeaway, corner shop or bus stop.
Glossy kitchen cupboards - especially in black or red.

Front door opens straight onto the street
Single glazing
Rooms that open off other rooms e.g. living room is also a corridor to get to the kitchen
House is in a new development that isn't finished yet i.e. you would be living on a building site for months

-on main road
-next door/nearby houses in bad condition or gardens full of rubbish
-near a pylon or other things like this eg electric substation
-any major structural issues or needing all new windows
and finally if it’s dark red brick with those criss cross windows- don’t know why but I really can’t stand them.

Unkempt garden.
Conifers.
Neighbours property scruffy.
Lots of wheelie bins on show outside.
Inside;
Smell - especially from pets /smoking inside/ cooking.
Dark coloured decor/feature walls. [Bit of a nightmare to cover in redec]
No downstairs loo.
Dirty bathroom/kitchen

I won’t even view a house if there are parking difficulties outside. Eg a congested street, people parking across drives or blocking access etc. I also look for any dodgy areas where teens might hang out, a bit of waste ground or a park bench, or a path or alley cutting through beside the house, or a wall they might sit on, all are unacceptable. I don’t want anti social behaviour next to my house.

We're currently buying a house out of necessity and desperation that ticks a few of my "definitely not" boxes, but hopefully we'll be able to move on again pretty quickly. One of the downsides is nowhere to put a tumble dryer. I'm not living without it so it's going to have to go in one of the bedrooms that will be used as an office.

Absolute non negotiables would be:
No parking/communal parking - never again
Neighbours with derelict sofas/cars in the garden/union jack on display
Neighbours having a blazing row during the viewing (has happened more than once)
Trees close to property (4 years of dealing with a subsidence claim will put you off trees for life)
Third bedroom that you can't fit a bed in, or only a bed and absolutely nothing else
House reeks of smoke

On my meagre budget (and in London) it pays to be open minded. But I would still not consider a house on a main road, or a street I didn't like the look of.

Busy road, particularly one with speed humps
untidy garden
no parking space
peeling paintwork anywhere
any unpleasant smells
no cupboard space (things piled on top of cabinets and wardrobes)
downstairs bathroom

Too near the sea, in a flood area a lot of these will be underwater in 50 years.

Main road.

No trees or greenery around.

Low ceilings. Small windows.

No gardens.

Not too keen on too contemporary looking places either.

no parking, also check how much parking other houses have, if they haven't got drives, road will be packed with parked cars, we have a drive but each side next door doesn't, it's hellish sometimes but when we bought the house in the 90s it didn't seem such a problem.

Yes to this from @AfterSchoolWorry . Any body of water near the house would concern me.
