How much notice do you get of exchange?

No date has been set for exchange and complete yet although I believe everyone is in a position to do so.

Could exchange happen next week? Or is it too short notice?

We were told that we would be probably exchanging the next week. Everything had been ticked off we were just waiting. Took a few days due to solicitors missing each other. But yes. It was about a week.

OP have you received the report from your solicitor yet, have you signed contracts yet (not exchanged, just signed them so they are ready) and have you organised for your deposit (if needed) to be transferred to your solicitor? In my experience it's normally about a week from the above to actually exchanging, so yes it could happen next week.

Have there not been any conversations yet about timescales between exchange and completion eg a week, two weeks, a month? That is quite odd if so.

I have been been very clear from the outset about the timescales that I’m aiming for. I have shared these with my solicitor and the estate agent. I don’t know for sure if they have been shared with the seller but at the same time I do know the seller is saying he wants to move ASAP. So I hope they have been shared but at the same time I don’t know for sure. When I email to ask about actually setting the date I get an email back to say it’s soon or close but I don’t get confirmation!

Our exchange date was communicated to us by the solicitor and estate agent as it kept changing. But ultimately we had a couple of days notice that it was definitely going ahead.

With the timescale your aiming for - we had one of those that no one else kept to resulting in moving with a 5 week old baby post C section. The people we bought from had proposed moving 2 days before my section date. You probably will need to be flexible it's rare timescales go to plan

Oh and our timescale and dates were shared from the outset with everyone agreeing they wanted to move asap. But it didn't work out (we'd wanted to be in January latest and ended up moving I think start of April it was)

Ours happened quickly

Was told on a Friday that the sellers wanted to complete by the following Friday. No chain either side. Solicitor requested mortgage funds

Monday - we returned signed contract and paid deposit
Thursday - exchange
Friday - completion

We theoretically could have exchanged sooner in the week but it took that length of time for the mortgage funds to arrive.

The report is the pack with everything that the solicitors have got on the house you are buying - the docs sent by the seller, all reports from the searches etc. You will need to read through carefully before exchange.

Re the dates, ultimately it will only happen when all solicitors have got everything ready. Keep asking them for tentative dates they are working towards.

Just be patient. It'll happen when it's ready to happen, and your solicitor and estate agent will let you know.
